Chapel Hill, N.C.-based real estate investment firm Prudent Growth Partners, LLC recently announced the successful sale of its Carolina Commerce Center property in the Central North Carolina market.

Prudent Growth acquired the property in 2021 for $4.3 million. What followed was a successful five-year ownership period, during which the property maintained strong occupancy while providing dependable cash flow and long-term stability as the firm enhanced the property’s performance and value through active asset management. Prudent sold it for $5.5 million.

Located near Interstate 795 and U.S. Highway 70, the Carolina Commerce Center comes with great regional accessibility and proximity to eastern North Carolina’s major transportation corridors.

The multi-tenant flex property incorporates 67,000 square feet of Goldsboro, N.C., commercial space. It was completed in 2001 on a lot spanning approximately 7.9 acres and features seven suites that are occupied by a combination of national and regional businesses.

The institutional-quality flex property was fully leased at the time of sale and serves a diverse mix of industrial, medical, office, and service tenants. The roster includes: Ray Murray; Gentiva; Hubbell; AMF Bakery Systems; B&D Integrated Health Services; Kidnetix NC; and Stepping Stones ABA.

The commerce center features a large truck court; excess land for outdoor storage or laydown yard opportunities; and a modern flex configuration, which, in combination with the strategic location, makes the property an attractive asset for industrial and commercial users alike.
