The property is on the left immediately after the Hubbell Manufacturing Plant.Well-built brick and block building consisting of approximately 28,000 square feet situated on 6.48 acres not far from downtown Aiken, SC. For over 50 years the building was used to manufacture textiles and most recently approximately 10,000 square feet has been used by a company in the distribution business and the remaining 18,000 square feet has been used for contract jobs making surgical supply materials. The building is well built and well maintained. Ceilings are 14 feet and the building is sprinklered. More than enough electrical with 220 3 phase power and several disconnects. New roof in 2011. HVAC is approximately 75 tons with all units less than 10 years old. A significant plumbing update was done approximately 2015. The building has an excellent insurance rating. There are several roll up doors, but none are dock high.Approximately 2,500 square feet of commercial office space is available in a 28,000 square foot building about 2 miles from downtown Aiken. The space consists of ten rooms plus a small bathroom and a larger bathroom. The Class B, ten rooms consist of two very large rooms and the rest have been used as normal sized offices. The large rooms could be conference, training or work rooms. This building is located on the east side of Aiken in an area with other commercial and industrial type properties. There is plenty of parking in front and to the side of the building. The owner of the property occupies most of the building and two other tenants occupy the warehouse area. Traffic counts are approximately 9,500 VPD.
