Avison Young, as sole exclusive agent, is pleased to offer the fee simple interest in Greystone Hall (hereinafter “Property” or “Hotel”), a 3-story historic residence completed in 1907 and designed in English Renaissance style by architect Charles Barton Keen just outside of West Chester, PA. Its grand architecture, elegant interiors and formal terraced gardens make it an unparalleled site for executive conferences, seminars, business meetings, banquets, weddings, receptions, lawn parties, and private events. Guests will have access to more than 5 miles of public walking trails and parkland in addition to the amenities on Property. While the property is zoned R3B for continued residential use, the West Goshen Township and Chester County have amended the Code of Ordinances to allow for a historic inn complex of no more than 40’ in height (so long as no part is higher than the peak of the historic mansion) and 80 rooms. The property is surrounded by a new 588-home upscale residential community who’s residents are expected to generate a significant amount of new business in the form of rooms, F&B and spa revenue.

The 44+ acre property is currently composed of the following, which can be reformatted so long as the property’s “no-building”, designated open space and set back areas are not encroached upon. Designs provided in the OM are provided for illustrative purposes only.

Mansion

  • 1st floor: large reception hall, library, game room, music room, formal dining room, breakfast room and service rooms. Most are paneled in oak with large open fireplaces.
  • 2nd floor: eight master bedrooms, with five baths and eight smaller bedrooms, with two baths, and linen rooms, etc. All master bedrooms have open fireplaces.
  • 3rd floor: full-size bowling alley, shuffleboard, a studio, and several other large rooms appropriate for guest accommodations.
  • Garage: 4 car garage located directly behind the Mansion; may be converted to entry-level guest accommodations.
  • Carriage House: located near the entrance, this building also served as the former superintendent’s quarters and can be adapted as guest quarters and amenities for guests and the adjoining community including a full-service spa, restaurant & bar, and recreational facilities.

Greystone Hall was designed and built for Philip M. Sharples, inventor and manufacturer of the Sharples Tubular Cream Separator, which sold worldwide from the 1890’s to the 1930’s. Since 1942, the former 450 acre woodland estate including the mansion, formal gardens and accessory buildings, has been owned by the Jerrehian family, importers and appraisers of fine oriental carpets. The property has been exquisitely maintained since, having served as a residence since 1907, as well as a wedding venue since 1992.

Greystone Hall stands today essentially as designed by Charles Barton Keen. The Foxcroft granite English Renaissance exterior of the mansion has not been added to or changed in any way. The architectural elements of all the interior rooms of the main part of the mansion have been remarkably preserved as designed and built. The only area that has been slightly reconfigured is the service wing and servants quarters in creating several apartments. Those room’s shapes and sizes remain the same despite being redesigned for different purposes. There are 9 chimneys and 16 fireplaces in the house. All present furnishings and oriental rugs are from the Jerrehian family collections with the exception of the round oak Library extension table and the Billiard table in the Game Room.

Though the property is in working and watertight condition, and connected to the local electrical grid, it does not conform to local commercial codes
