The subject property is located along the north and south sides of E. West Lane, the western side of Harvey Road, and the eastern side of Sher Khan Road just outside the city limits of Creswell, Oregon. The subject is generally located towards the center of Lane County and the central-western portion of Oregon state and is approximately 12.9 miles south of the city of Eugene, Oregon. The local area is a mix of vacant rural lands and residential uses. Residential uses surround the subject immediately to the northeast and south. There are rural residential uses and agricultural lands to the west of the subject. To the east is a large residential subdivision. The city of Creswell has been described as a suburb of Eugene.The subject property consists of a former poultry processing plant and associated improvements situated on seven tax parcels containing 262.75 acres. The main plant was originally built in 1948, with subsequent additions. There are ancillary supporting improvements consisting primarily of light industrial buildings. In addition, there is a single-family residence, a log-constructed converted residence to an office building, and another converted residence to an office/storage building. The plant was shut down in 2006 and has been dormant ever since. Site improvements include a concrete waste-water tank, concrete pads and walkways, and infrastructure to send wastewater onto the associated vacant land areas. The subject’s improvements contain 70,392 square feet in 13 buildings with original construction dates ranging from 1948 to 1995.
