Exceptional heavy industrial opportunity in Salem's established industrial corridor. This ±10,480 square foot multi-bay facility sits on 0.706 acres zoned M2 Heavy Industrial. The building is comprised of four large divided production bays of approximately 2,000 square feet each, plus a 2,480 square foot rear section with a loading dock, which is ideal for manufacturing, fabrication, warehousing, distribution, or contractor use. The front bays feature white-painted concrete block walls, steel beam ceilings, and LED lighting, while the rear dock section showcases its original exposed painted steel truss construction, reflecting the building's heavy industrial roots. The green-painted concrete block and metal panel exterior presents multiple overhead bay doors, a paved asphalt parking lot along the Euclid Street frontage, and a cleared, graded rear yard offering additional outdoor storage or staging area. An on-site restroom serves the facility. Power is a standout feature, with 3-phase electrical service including a 400 Amp/480V main disconnect, a 440V 3-phase main breaker panel, 200 Amp single phase 240V service, and a 16-circuit sub-panel - fully equipped for heavy industrial demand. Heating is provided by multiple suspended gas unit heaters throughout, including Dayton FuelTrimmer, Reznor, and Air-ease units. City water and sewer are in place. All inspections must be completed prior to the close of bidding. Property is sold strictly as-is, where-is with no warranties expressed or implied. Buyer to verify address, zoning, and all permitted uses with the City of Salem.
