Property taxes (additional rent): Only if there are any tax increases from base year. Tenant will be 2/3 responsible of the increase. For example, if next year 2026 the total annual property tax increased by $100 (eg. $50,100) more than the base year 2025 (eg. $50,000) then tenant is responsible for $66.67 (2/3 of $100 increase) for that year.
Building insurance (additional rent): Only if there are any premium increases from base year and tenant will be 2/3 responsible of the increase (see property tax example above).
Common area maintenance (eg. parking lot and outside rear door space/area): Tenant is responsible for CAM in all areas used by tenant.
Length of lease: Minimum 3 years. 5-10 years negotiable (depending on credit history, background, etc).
