Site is located on US 421 N with Cape Fear River access, approximately 6 miles from The Port of Wilmington, 1.3 miles south of I-140, 3 miles to US Hwy 74, 5 miles from Wilmington International Airport and 70 miles from I-95.

 

 

SITE DESCRIPTION

Available Site provides the ability to manufacture, store and/or distribute from a strategic location with hwy accessibility near the Port of

Wilmington and on the Cape Fear River. A river survey was recently conducted by USACE (3/2020) and site is within the 25' USACE project area, current depths estimates are available per the USACE survey. Details regarding USACE project will be made available to interested parties. CSX Rail is located at the front of the property along US Hwy 421 and CSX has an abandoned spur to the back of the property that potentially could be re-activated. Entire former plant facility has been dismantled and removed from the site less two dated warehouse buildings and one administrative building all in need of remodel and upgrade or demolition. Two storm water ponds are on the site. One that supports the frontage 10 acres and the other supports the balance of the property. Close proximity to I-140 that will allow for consistently meeting customer needs and demands effectively and efficiently. The existing site has a storage capacity of 40,000 tons. The property is served by the Lower Cape Fear Water Authority that provides Raw Water Supply to the corridor. Sewer along US 421 N including the frontage of this site is under-construction and nearing completion. Site is zoned I-2 Industrial providing for a broad range of both Heavy and Light Industrial Uses. The site also lies within one of three Port Enhancement Zones in New Hanover County, meaning a potential user could qualify for additional state tax credits for jobs and investment. Additional incentive programs are available through State, Regional and Local Economic Development Organizations. Site has a letter of no further action and some perpetual use restrictions that do not cover industrial uses and lay-down yards.
