Tamarac Village Restaurant & Retail Development Opportunity

Colliers, on behalf of the City of Tamarac, is pleased to present this unique opportunity to acquire and develop the third and final phase of the Tamarac Village project which consists of 3.47 acres of commercial property (site plan commercial parcels, C-1 and C-2) currently site plan approved for 44,090 gross square feet for restaurant and retail development.The city-owned Site is located on Commercial Boulevard at NW 91st Avenue in Tamarac, Florida and is adjacent to the newly constructed Tamarac Village apartments and a brand new Tamarac Village public park. Tamarac Village is a 25-acre mixed-use project, located in the heart of Broward County. The first development phases are now complete with a newly constructed 21-acre gated apartment complex with 401 luxury residential units and clubhouse; as well as a newly constructed .75-acre public park with public art installations, a large splash pad, and a new amphitheatre that will be programmed by the City for community events and is directly adjacent to the commercial parcels. The final 3.47-acre Tamarac Village-Commercial phase for restaurant and retail development is currently site plan approved for 44,090 gross square feet of commercial restaurant/retail development with outdoor dining and 255 parking spaces. The City’s vision for the commercial development includes at least one sit-down full-service nationally recognized chain restaurant/upscale food hall and/or brew pub, along with a blend of complimentary food/beverage uses which can include an ice cream shop, coffee shop and/or bakery, etc. Structured parking would be a welcomed addition to the project. The City is amenable to working with the selected developer on proposed site plan changes. Further, the City is pleased to offer a significant development benefit with already approved entitlements for the off-site stormwater/drainage requirement for the developer to construct.
