The town of Lake Isabella is located 35 miles east-northeast of Bakersfield at an elevation of 2,513 feet. Lake Isabella is located in Hot Springs Valley, part of the Kern River Valley. The lake is at the confluence of the North and South Forks of the Kern River. These rivers are 'wild', in that they are not controlled by any dam upstream. Upstream on the North Fork white water enthusiasts play in the spring and early summer. The famous Golden Trout originate in these rivers in the high country to the north. The town has sufficient retail and recreational activities to support its population of approximately 4000 full time and additional part time residents.Haven RV Park is a 34 lot mobile home and RV park located in the city of Lake Isabella, CA. The park is within walking distance of the new dam and lake recreation as well as the library and local city services building. This property is quiet, beautifully manicured and meticulously cared for. This park rents four of the renovated park owned mobiles for $700– $900 per month and uses one for the onsite manager’s residence. Three of the mobiles require renovation and repair to make habitable. There is RV storage at the front of the park and plenty of room for additional storage or development uses. There are shower and restrooms along with a laundry with two washers and dryers. Additionally, there is a rec-room with soda machine and TV. The park has an enclosed storage area that is used for storing park related tools, equipment, and housing various workshops. This property is on well water and may be connected to city water which is at the property line. Seller is in process of renewing well license as large system operator. Trash is disposed of by the manager at local dump. Five septic systems support the park. The park has electric to all sites with a mix of 30 amp and 50 amp services and tenants supply their own propane if wanted. Wi-Fi is included in rent along with electric, water and trash services. RV sites, and park owned mobiles, are rented nightly, weekly and monthly with 90% current occupancy for RV sites and 100% for rentable mobile homes. Tenants are a mix of long term stay, weekly-monthly work campers, and overnight recreational stays.
