Dennis + Ives — a mixed-use development at 1505 Dennis St. in the Rail Yard District of Jacksonville, Fla. — announced the opening of The Workshop at Dennis + Ives, a new Jacksonville coworking office catering to remote workers, startups and entrepreneurs.

The space features 11 private offices, shared space, a conference room, and virtual offices, as well as a community kitchen and outdoor patio combo. Memberships also offer 24/7 secured access, free parking, high-speed internet and utilities. Fogle Art Consulting — a local firm focused on curation and procurement of art — will provide the inaugural art for The Workshop with works by Louise Freshman Brown, Overstreet Ducasse, Mike Elsass, Marsha Glazier and several other contemporary local artists included in the collection.

Developed by 95 Arch Partners QOZ Fund LLC, The Dennis + Ives Creative Office Building is the first phase of a mixed-use project that will include office, coworking, restaurant, retail, showroom, residential, entertainment and event space at the heart of the revitalized Rail Yard District. Situated in the industrial Beaver Street area just west of downtown, the development — which is located in a former Caribbean Cold Storage building — is also a Qualified Opportunity Zone property, thereby giving entrepreneurs access to federal capital gains tax benefits.

The complete project will comprise more than 103,000 existing square feet of commercial space on a 7.7-acre, former industrial site that investors Trip Stanly and G. Thomas Finnegan III bought under 95 Arch Partners LLC in 2019. Notably, the site is within easy reach of I-95 and I-10, as well as Jacksonville’s downtown. The property is also adjacent to the historic Five Points neighborhood, as well as Brooklyn with its growing professional environment. In addition to the cold storage warehouse turned creative coworking office space, the project will also include a music venue, a full-service restaurant, a brewery and a café.
