RREEF and Cadence Partners have chosen Transwestern Real Estate Services (TRS) to lease and manage the joint venture’s newly constructed business park at 1350 and 1400 NW 121st Ave. in Miami’s Airport West submarket. The property, dubbed Turnpike Commerce Center (TCC), consists of 181,533 square feet across two buildings.

The Transwestern South Florida Industrial Team — led by Managing Director Thomas Kresse and Vice President Carlos Gaviria — will provide the leasing and management services for the new property on behalf of the owner and developer.

Turnpike Commerce Center is ready for immediate occupancy. With building depths of 160 feet, the project offers its future occupants bay size flexibility from about 25,000 to 90,000 square feet for the whole building. Moreover, several speculative office areas are already completed, making TCC a perfect candidate for businesses in the market for brand new Miami office space for rent. Plus, its location is part of the Beacon Lakes commercial park, a master-planned Class A development.

“Turnpike Commerce Center’s location in West Dade provides immediate on and off access to the Florida Turnpike, connecting businesses to all the major roadways throughout South Florida,” Kresse said. “In addition, the location is proximate to the major population centers in Miami-Dade County.”

As it is part of the prime submarket of Airport West, located just five miles west of Miami International Airport, Beacon Lakes business park makes for a great location. The property ensures easy access to the Port of Miami and MIA Cargo Centers, as it’s situated in the northwest quadrant of the Dolphin Expressway and the Florida Turnpike.

“We felt like this was the best-positioned property that we could develop in Miami Dade,” said Todd Watson, principal at Cadence Partners, “and also understood that the retail amenities within walking distance of Home Depot and several fast-casual dining options meant that employees at this property would maintain efficiency and have real options for meals.”
