Industrious — the popular coworking space operator — has opened a second location in Houston at 1301 McKinney St. in the city’s Houston Center building. The new location totals 23,500 square feet and will offer various workspace options, including 277 desks, 60 offices, 10 phone booths and multiple conference rooms.

With its expansion into downtown Houston, Industrious has teamed up with its regular partner and landlord, Brookfield Properties.

“This collaboration reinforces our commitment to delivering exceptional experiences and innovative solutions to hybrid employees throughout the Southwest,” said Peri Demestihas, senior director of real estate at Industrious.

Industrious differentiates itself from traditional competitors through its unique business model. While other providers typically sign traditional leases, Industrious takes a different approach by partnering with landlords to manage portions of buildings and then sharing a percentage of revenue with the landlords, including Cushman & Wakefield and others. By collaborating with coworking companies, large landlords and real estate firms can adapt to evolving work trends, diversify their revenue streams, attract a broader range of tenants, and create a more vibrant and dynamic environment within their Class A office buildings.

As with all of its locations, Industrious offers high-quality services and amenities to its members. This includes on-site staff; daily breakfast and snacks; curated events and networking opportunities; and premium design and furnishings. Additionally, the downtown Houston location also features a fitness center; parking and bike storage available on-site; and access to the local metro and bus network.

Houston Center — a prominent mixed-use development — is an ideal location for Industrious to establish its presence in downtown Houston. The area is also home to Discovery Green, as well as various dining, shopping, and entertainment options. Industrious’ other space in Houston is located at CityWestPlace, a campus in the Westchase district that’s roughly 13 miles from downtown.
