Plumbing Distributor Pre-Leases 276,000 Square Feet at New Pacific Northwest Industrial Park
Consolidated Supply Co. — a fourth-generation, wholesale plumbing and water works distributor headquartered in Tigard, Ore. — has signed a full-building lease for 276,092 square feet at Woodland Industrial Park, a speculative, two-building development under construction in Woodland, Wash. Trammell Crow Company, a CBRE Group subsidiary, is the developer.
Consolidated Supply has been serving the Pacific Northwest since 1928 and operates 22 branch locations across Oregon, Washington and Idaho. The Woodland building will expand the company’s distribution capacity as it scales service to plumbers, utility contractors and municipalities throughout the region. The company also operates The Fixture Gallery, a series of decorative plumbing showrooms.

The lease is the first major signing at Woodland Industrial Park, a 66-acre, 931,186-square-foot speculative project that brings the development to roughly 30% leased ahead of its anticipated fall 2026 completion. The deal stands out at a time when speculative industrial development has slowed nationally with developers facing softer absorption and rising vacancy across many markets. A full-building pre-lease at a spec project is a meaningful early signal for the property and the submarket.
The site sits less than two miles from Interstate 5 (the primary West Coast freight corridor) and roughly 22 miles north of Portland, Ore. Mackenzie designed the project and Sierra Construction is serving as general contractor.
