The project&#8217;s first two buildings are scheduled for completion next year.<\/p>\n\n\n\n<p>The company acquired the 20-acre site at North Heideke Street and Freeport Way in February 2025, with plans for an eight-building campus. The warehouses will range from 17,000 to 40,000 square feet.<\/p>\n\n\n\n<p>Palladius originated a construction loan for the development, according to Yardi Matrix data.<\/p>\n\n\n\n<p>All buildings will feature heavy-gauge steel and clear-span construction, grade-level doors, electrical service rated at 800 amps and 277\/480 volts, ESFR sprinkler systems and the ability to accommodate secured yards. Each building will also include roughly 1,600 square feet of customizable office space. Heideke St. The warehouses will be close to Texas State Highway 130 and some 18 miles south of Interstate 35. San Antonio is less than 40 miles away.<\/p>\n\n\n\n<p>Partners Real Estate&#8217;s Partner Stan Nowak, SIOR, Vice President Andrew Alizzi, Senior Associate Colten Courtney and Managing Director John Colglazier oversee leasing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-texas-industrial-pipeline-remains-strong\"><strong>Texas industrial pipeline remains strong<\/strong><\/h2>\n\n\n\n<p>Dallas and Houston had two of the largest industrial construction pipelines in the U.S. as of August, according to a recent Yardi Matrix report. Dallas topped the list with 37.3 million square feet underway, equivalent to 3.5 percent of its existing inventory. Houston had 21.8 million square feet under construction, representing 3.1 percent of its stock.<\/p>\n\n\n\n<p>As of October, San Antonio had some 30 million square feet in various stages of development across more than 90 properties.<\/p>\n\n\n\n<p>Although rising construction costs have made developers more cautious, large industrial projects continue to move forward. In Texas, examples include Hillwood\u2019s Alliance Westport 12, a 1.2 million-square-foot industrial project in Dallas, and Transwestern and Hanover Co.\u2019s 749,016-square-foot warehouse in Houston.
