This is reportedly &#8220;the largest contribution to a non-profit redevelopment initiative in the history of American cities,&#8221; according to a Bedrock release.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-downtown-detroit-continues-development-sprouting\">Downtown Detroit continues development sprouting<\/h2>\n\n\n\n<p>The Renaissance Center and surrounding riverfront area form a 35-acre district, with the open space currently mostly covered by parking lots. The redevelopment aims to bring new amenities to the waterfront, alongisde affordable housing, dedicated space for Detroit-based small businesses and 18 acres of accessible public space.<\/p>\n\n\n\n<p>Upon completion, revenue is expected to cover operating expenses, debt payments, reserves and necessary reinvestment in the properties, with any surplus earmarked to go back into funding the community.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/whats-driving-mixed-use-design\/?utm_source=chatgpt.com\">Mixed-Use Design Trends in 2026<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>This initiative comes on the shoulders of Gilbert\u2019s previous $500 million, 10-year commitment to refurbish Detroit neighborhoods, as well as contribute to housing stability, economic opportunity and public spaces since 2021.<\/p>\n\n\n\n<p>In October 2025, Bedrock Real Estate Services <a href=\"https:\/\/www.commercialsearch.com\/news\/bedrock-wraps-up-detroit-office-tower\/\">delivered the office component of Hudson\u2019s Detroit<\/a>, a 1.5 million-square-foot mixed-use development in Motor City. Bedrock has continued to be <a href=\"https:\/\/www.multihousingnews.com\/in-detroit-bedrock-completes-mixed-use-mixed-income-development\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">active in downtown Detroit<\/a> over the past decade, having transformed eight acres of vacant space in the Brush Park neighborhood into City Modern.
