Chesley Real Estate<\/strong>, has sold three office, retail and industrial properties at 2024 West St., 2 Hudson St. and 4 Hudson St. in Annapolis, Md., to a local investor through two transactions totaling $6.8 million. <strong>Hyatt Commercial<\/strong> advised the buyer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Boston<\/h2>\n\n\n\n<p><strong>BGO<\/strong> has acquired a fully leased, 132,055-square-foot industrial property at 545 Washington St. in Wrentham, Mass., from <strong>Bluewater Property Group<\/strong> and <strong>Affinius Capital<\/strong>. <strong>JLL<\/strong> represented the sellers. The 13.6-acre property was completed in 2023.<\/p>\n\n\n\n<p>A <strong>Rhino Capital Advisors<\/strong> affiliate has sold the industrial property at 13 Page Road in Londonderry, N.H., to <strong>Vigilant Holdings<\/strong> for $16.6 million. <strong>JLL<\/strong> advised the seller and secured the buyer&#8217;s $11.5 million acquisition loan from <strong>Bar Harbor Bank &amp; Trust<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">East Boothbay<\/h2>\n\n\n\n<p><strong>East Boothbay Bluebird Holdings LLC<\/strong> has sold Ocean Point Inn, a 61-room hotel at 191 Shore Road in East Boothbay, Maine, to <strong>Star Mesa Capital<\/strong>. <strong>JLL<\/strong> advised the seller. <strong>Lark<\/strong> will remain the property&#8217;s operator.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-new-york-city\">New York City<\/h2>\n\n\n\n<p><strong>Terreno Realty Corp.<\/strong> has acquired a vacant, approximately 29,000-square-foot industrial distribution building at 43-22 55th Ave. in the Maspeth neighborhood of Queens, New York, for $13.9 million. The property spans 1.4 acres.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Northern New Jersey<\/h2>\n\n\n\n<p><strong>Ridgecut Road<\/strong>, <strong>Brennan Investment Group<\/strong> and <strong>Global Gate<\/strong> have sold the industrial outdoor storage property at 700 Jernee Mill Road in Sayreville, N.J., to an <strong>Open Industrial<\/strong> and <strong>Heitman<\/strong> joint venture. <strong>JLL<\/strong> represented the sellers and procured the buyer. The property is fully leased.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pittsburgh<\/h2>\n\n\n\n<p><strong>Contour Housing Partners<\/strong> has purchased Thomas Campbell Apartments and Thomas Campbell North, 200 affordable senior housing units in Washington, Pa., from the <strong>Christian Church (Disciples of Christ)<\/strong>. A <strong>Freddie Mac<\/strong> acquisition loan, serviced by <strong>Walker &amp; Dunlop<\/strong>, financed the transaction.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Providence<\/h2>\n\n\n\n<p><strong>Volta Global<\/strong> has acquired the approximately 500-unit Tower Mill Self Storage in Fall River, Mass. <strong>Extra Space Storage<\/strong> will manage the self storage facility. The property also generates revenue from retail tenants and a solar array.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Richmond-Hampton Roads<\/h2>\n\n\n\n<p><strong>The Michaels Organization<\/strong> has purchased 8 1\/2 Canal Street, a 160-unit, 540-bed student housing community at 8 1\/2 W. Canal St. in Richmond, Va. <strong>Michaels Management<\/strong> will oversee the property, which serves Virginia Commonwealth University.<\/p>\n\n\n\n<p><strong>CoreOne Industrial<\/strong> has acquired Impala Distribution Center from <strong>IRG<\/strong>. The transaction covers a 221,056-square-foot industrial facility at 7400 Impala Drive and a 3.3-acre industrial outdoor storage lot at 3007 Vernon Road in Henrico County, Va. <strong>Cushman &amp; Wakefield | Thalhimer<\/strong> represented the seller.<\/p>\n\n\n\n<p><strong>The Bainbridge Cos.<\/strong> and <strong>BVT National Partners<\/strong> have sold Bainbridge Midlothian, a 310-unit multifamily community at 12400 Dutton Road in Midlothian, Va., to <strong>Frontier Group of Cos.<\/strong> for $107.7 million. <strong>Newmark<\/strong> advised the sellers. The transaction marks Frontier Group of Companies&#8217; first multifamily acquisition in Virginia.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Washington, D.C.<\/h2>\n\n\n\n<p><strong>Carr Properties<\/strong> has <a href=\"https:\/\/www.multihousingnews.com\/carr-properties-readies-next-office-to-residential-project-in-metro-d-c\/\" target=\"_blank\" rel=\"noreferrer noopener\">purchased the 186,000-square-foot office building<\/a> at 4040 N. Fairfax Drive in Arlington, Va., from <strong>Ascentris<\/strong>. The buyer plans to redevelop the property into a 392-unit multifamily community near the Ballston-MU Metro station, with construction scheduled to begin in summer 2028.<\/p>\n\n\n\n<p><strong>Adler Real Estate Partners<\/strong> has acquired Ammendale Technology Park, a six-building, 275,270-square-foot light industrial portfolio in Beltsville, Md. <strong>JLL<\/strong> secured $37 million in bank acquisition financing.
