The seven-story structure is rising at 9551 E. Bay Harbor Drive, along Kane Concourse, the business district and primary commercial corridor linking the West and East islands. The site is across from the Bal Harbour Shops, a world-famous <a href=\"https:\/\/www.commercialsearch.com\/news\/luxury-retail-in-2026-where-opportunity-lies\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/luxury-retail-in-2026-where-opportunity-lies\/\">high-end retail destination<\/a> that marked its 60th anniversary in 2025 amid a $550 million enhancement plan. Downtown Miami and its international airport are both 14 miles southwest.<\/p>\n\n\n\n<p>The office building will have 11-foot ceilings, floor-to-ceiling windows, private outdoor terraces and floorplates ranging from 12,600 to more than 18,300 square feet. The property will also feature private yacht slips, a full-time dockmaster service and true dock-to-desk commuting.<\/p>\n\n\n\n<p>Amenities at One Kane will comprise BONDST, which will operate a restaurant with indoor and outdoor terrace seating at ground-floor level and a rooftop bar, a fitness center, a lobby, a dedicated vehicle entrance and valet service for 140 cars. Cushman &amp; Wakefield Vice Chairman of Florida Brian Gale is leading the leasing efforts at the property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-miami-s-office-sector-keeps-strong-fundamentals\">Miami&#8217;s office sector keeps strong fundamentals<\/h2>\n\n\n\n<p>The Magic City&#8217;s office sector keeps showing strong fundamentals, including a consistent low vacancy rate despite the recent wave of <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-office-deliveries-h1\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/top-markets-office-deliveries-h1\/\">office deliveries<\/a>, as well as healthy lending activity and an active pipeline. <\/p>\n\n\n\n<p>In Wynwood, Citadel Founder &amp; CEO Ken Griffin recently made a $2 billion donation for <a href=\"https:\/\/www.commercialsearch.com\/news\/what-carnegie-mellons-2b-campus-means-for-wynwood\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/what-carnegie-mellons-2b-campus-means-for-wynwood\/\">Carnegie Mellon University&#8217;s future campus<\/a>, set to have research labs, studios and dorms. Scheduled to break ground next year, the campus is expected to drive more office development and lender interest in the surrounding area. Griffin acquired the project site for $1.1 billion, marking the <a href=\"https:\/\/www.commercialsearch.com\/news\/biggest-florida-land-sale-closes-at-1-1b\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/biggest-florida-land-sale-closes-at-1-1b\/\">largest land deal in Florida<\/a>&#8216;s history.<\/p>\n\n\n\n<p>Specifically in Bay Harbor Islands, <a href=\"https:\/\/www.commercialsearch.com\/news\/terra-lands-184m-refi-for-miami-office\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/terra-lands-184m-refi-for-miami-office\/\">Terra obtained $183.8 million<\/a> for the refinancing of The Offices at THE WELL. Monroe Capital provided the note for the recently completed, 96,000-square-foot building that was more than 90 percent leased at the time.<\/p>\n\n\n\n<p>Outside the broader Miami metro area, namely in Palm Beach County, Gatsby Florida secured <a href=\"https:\/\/www.commercialsearch.com\/news\/gatsby-lands-119m-for-palm-beach-office-project\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/gatsby-lands-119m-for-palm-beach-office-project\/\">$118.6 million for The Palm<\/a>, a roughly 200,000-square-foot office project.
