The sale includes the majority commercial portion of the property.<\/p>\n\n\n\n<p>Maddd Equities sold the landmark after one year of ownership. In 2025, the company paid $44 million for the 1937-built asset. After the acquisition, Maddd signed a 35-year lease with the city\u2019s university system. That agreement, signed in September last year, was worth more than $550 million and was closed on behalf of Hostos Community College, which is expanding its campus at the property, <a href=\"https:\/\/www.bisnow.com\/news\/new-york\/life-sciences\/storied-bronx-post-office-gets-a-new-lease-on-life-with-cuny-deal-130822\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>BisNow<\/em><\/a>.<\/p>\n\n\n\n<p>Bronx General Post Office is a four-story, 175,316-square-foot -building. It includes 70,610 square feet of office space, 58,475 square feet of retail space and 21,514 square feet of garage space. The building is currently being converted into a life science, lab and academic hub for the new ownership, expected to reach completion by the end of 2027.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=120933\" target=\"_blank\" rel=\"noreferrer noopener\">485 Fulton St., Brooklyn<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $83.5 million<\/p>\n\n\n\n<p>Borough Developers has <a href=\"https:\/\/www.multihousingnews.com\/borough-pays-84m-for-brooklyn-site-plans-community\/\" target=\"_blank\" rel=\"noreferrer noopener\">acquired the Bridge &amp; Fulton development site&nbsp;<\/a>in downtown Brooklyn. ICER Real Estate sold it in a deal arranged by JLL.<br>The new ownership plans to develop a residential community with a-156 unit condominium property and three other buildings with for-rent apartments.<\/p>\n\n\n\n<p>The site at 485 Fulton St. has a 130,450-square-foot, five-story office building. BridgeCity Capital provided an $85 million acquisition and development loan.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=26851\" target=\"_blank\" rel=\"noreferrer noopener\">309 E. 94th St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $73.1 million<\/p>\n\n\n\n<p>LCOR has purchased the unfinished development site in Yorkville from Taconic Partners. The company had owned the property since 2021, through a joint venture with Nuveen Real Estate and Flatiron Equities.<\/p>\n\n\n\n<p>The trio planned a 200,000-square-foot life science building at the address. The project, dubbed Iron Horse Labs, was financed with a $78.8 million construction loan originated in 2022 by Ares Management. However, the project stalled due to the city\u2019s cooling biotech and lab sector.<\/p>\n\n\n\n<p>The site is still housing the original 1927-built five-story office property, totaling 145,838 square feet, while it still has some early-stage construction on it, including fa\u00e7ade alterations.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=1470\" target=\"_blank\" rel=\"noreferrer noopener\">428 Broadway, Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $47 million<\/p>\n\n\n\n<p>Sagehall Partners has bought the six-story SoHo building. The asset changed ownership from three seller entities associated with The Chetrit Group and a private investor.<\/p>\n\n\n\n<p>The sellers have owned the property since 2005. The asset ran into distress after WeWork vacated its previous four-floor space, and LoanCore Capital Credit started foreclosing actions against a $200 million debt associated with the property, <a href=\"https:\/\/commercialobserver.com\/2026\/09\/sagehall-buys-chetrit-organization-428-broadway-office\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according <em>to Commercial Observer<\/em><\/a>.<\/p>\n\n\n\n<p>The 42,000 -square-foot office asset dates back to 1915 and was upgraded in 1998. It includes 6,273 square feet of retail space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=58800\" target=\"_blank\" rel=\"noreferrer noopener\">101-109 E. Burnside Ave., Bronx<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $14 million<\/p>\n\n\n\n<p>Kassin Sabbagh Realty has sold a 24,226-square-foot, three-property portfolio in the borough\u2019s Fordham neighborhood to a private buyer. Spencer Savings bank provided a $8.7 million acquisition loan.<\/p>\n\n\n\n<p>The collection includes a 17,918-square-foot, two-building asset at 101 and 109 E. Burnside Ave., a ,1800-square-foot structure at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=945568\" target=\"_blank\" rel=\"noreferrer noopener\">2056 Morris Ave<\/a>., and a 4,508-square-foot building at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=58801\" target=\"_blank\" rel=\"noreferrer noopener\">2062 Morris Ave<\/a>.
