Office investment activity in Nashville, Tenn., remained subdued through the first eight months of 2026, Yardi Matrix data shows. Nationally, office transaction volume reached $42.7 billion year-to-date through August, slightly above the level recorded during the same period last year. Meanwhile, average sale prices per square foot continued to decline, pointing to softer pricing despite higher investment volume.<\/p>\n\n\n\n
Nashville office sales totaled $555.2 million through August, placing the metro near the bottom of the top 25 U.S. office markets. Pricing, however, told a different story. Properties traded at an average of $405 per square foot, well above the $205 national figure. Nashville ranked fifth nationwide by average sale price, maintaining its position among the most expensive office markets since the second quarter.<\/p>\n\n\n\n
The following are Nashville’s five largest office sales year-to-date through August. Together, these transactions totaled $484 million, accounting for 87 percent of the metro’s overall investment volume.<\/p>\n\n\n\n
