Partners Real Estate negotiated the lease on behalf of JMB.<\/p>\n\n\n\n<p>Chord is renewing 130,300 square feet and expanding into an additional full floor of 27,090 square feet. Chord focuses on hydrocarbon exploration and hydraulic fracturing in North Dakota\u2019s Williston Basin and has been a tenant in 1001 Fannin for nearly 20 years.<\/p>\n\n\n\n<p>The 47-story LEED Gold-certified tower includes 1.3 million square feet of office space with eight corner offices per floor, 25,000 square feet of retail and amenity space, and a parking garage that covers a full city block and is connected to the building via tunnel.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/protecting-cre-asset-value-what-to-prioritize-in-todays-market\/\">Protecting CRE Asset Value: What to Prioritize in Today\u2019s Market<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Following a recent multimillion-dollar renovation, JMB is developing a new conference center with space for large corporate events, smaller conference rooms for tenant meetings and pre-function areas for gatherings.<\/p>\n\n\n\n<p>Another energy-related firm, Black Stone Minerals, has been a tenant at 1001 Fannin for more than three decades. <a href=\"https:\/\/www.commercialsearch.com\/news\/jmb-realty-inks-hq-renewal-in-houston\/\">Black Stone Minerals renewed<\/a> its lease of 55,082 square feet at the tower in May 2025.<\/p>\n\n\n\n<p>Chip Colvill, a partner in Partners\u2019 Houston office, and Brad Beasley, senior vice president, represented the landlord in the lease negotiations. Cushman &amp; Wakefield Executive Managing Director Chad Beck represented Chord Energy.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-houston-office-update\">Houston office update<\/h2>\n\n\n\n<p>Other Houston office activity came in late July, when <a href=\"https:\/\/www.commercialsearch.com\/news\/wideman-expands-in-houston-with-office-tower-buy\/\">The Wideman Co. acquired TotalEnergies Tower<\/a>, a 35-story office building in downtown Houston, from Brookfield Properties. The 850,000-square-foot asset was developed in 1971.<\/p>\n\n\n\n<p>The biggest lease in downtown Houston\u2019s office market in the third quarter of 2026 was by an energy company.
