At the time, Deutsche Bank Trust Co. issued a $199.1 million acquisition loan, the same source shows.\u00a0The current sale price marks an 84.1 percent decline from its previous transaction.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/p>\n\n\n\n<p>Located at 901 5th Ave., the office tower is near Madison and Marion streets, with Interstate 5 just one block away. Amenities include a 65-seat high-tech conference center, fitness center, secure bike storage, coffee shop\/deli, valet parking and outdoor terrace.\u00a0The tower holds LEED Platinum, WELL and Energy Star certifications.<\/p>\n\n\n\n<p>The property serves as the U.S. headquarters of PitchBook, a Morningstar-owned data and software company. The tenant roster also features Washington State University, Avenue5 Residential and Investors Capital Group. JLL oversees leasing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-downtown-seattle-office-transactions-remain-limited\">Downtown Seattle office transactions remain limited<\/h2>\n\n\n\n<p>The sale of 901 Fifth comes amid limited transaction activity in Seattle. Yardi Matrix tracks 12 office assets within 5 miles of the tower that traded between January and September 2026, amounting to 1.6 million square feet. The deals totaled $124.6 million, or $180 per square foot, on average.<\/p>\n\n\n\n<p>The Emerald City is also among the metros facing elevated maturity risk. Roughly 70 percent of its $8.3 billion office loan volume issued before 2021 is <a href=\"https:\/\/www.commercialsearch.com\/news\/office-report-loan-maturities-add-to-market-strain\/\">set to mature by the end of 2028<\/a>.
