Developers and business leaders say Citadel Founder & CEO Ken Griffin\u2019s record multibillion-dollar investment to establish a 35-acre Carnegie Mellon University campus in Miami\u2019s Wynwood district is a transformative milestone that will bring more commercial real estate development and mixed uses to the arts-centric neighborhood.<\/p>\n\n\n\n

\u201cAn investment of this scale will bring even more attention to the neighborhood and create new opportunities for development, business and cultural exchange,\u201d said Matt Kuscher, founder of Kush Hospitality Group, who is reopening his restaurant Kush Wynwood this fall at a site that includes 10 workforce housing units as well as a cocktail omakase bar and tattoo studio. \u201cI\u2019m excited to see how Ken Griffin and Carnegie Mellon build on Wynwood\u2019s identity as an international arts district and contribute to its next chapter.\u201d<\/p>\n\n\n

Last week, Griffin acquired a 30-acre site in Wynwood from Mana Common Founder & Chairman Moishe Mana for $1.1 billion, marking the largest land deal in South Florida history<\/a>, where Carnegie Mellon University Miami will rise.<\/p>\n\n\n\n

Griffin also made a $3 billion gift to CMU, including $2 billion to launch the Wynwood campus, and $1 billion to further elevate CMU in Pittsburgh. It is the largest-ever individual gift toward higher education. The land purchase is included in the $2 billion donation to CMU, according to Financial Times.<\/em><\/p>\n\n\n\n

The Pittsburgh-based university is known for its science, technology and engineering programs, including advanced computing, robotics and machine learning. CMU Miami will focus on health and biological discovery, national security and strategy, energy and climate resilience as well as advanced manufacturing and industrial transformation. It will include research labs and venture studios to support more than 3,500 undergraduate, master\u2019s and PhD students along with roughly 300 faculty and more than 600 staff members. Construction could start by next year, with the first students enrolling by 2028.<\/p>\n\n\n\n

For Griffin, who moved Citadel\u2019s headquarters from Chicago to Miami four years ago, bringing a world-class university to South Florida is an important component to creating a business and cultural hub to compete with cities like New York and London, according to Financial Times.<\/em> The $3 billion donation is also Griffin\u2019s largest-ever gift from Griffin Catalyst, the civic engagement initiative for his philanthropic and community impact efforts.<\/p>\n\n\n

An evolving community<\/h2>\n\n\n\n

For those who have already invested in Wynwood, Griffin and CMU\u2019s commitment to the Miami neighborhood is confirmation of the work that has been done over the past two decades as the area evolved from an industrial warehouse district into an arts and entertainment neighborhood with a growing residential and office base.<\/p>\n\n\n\n

\u201cWynwood has reached a point where each new piece of investment strengthens everything around it,\u201d Sharon Novotny, senior vice president of new developments at Douglas Elliman Development Marketing. \u201cThe neighborhood already has major employers, restaurants, retail and a strong cultural identity, and bringing a university into that mix adds another reason for people to be here every day. That kind of activity supports demand across office, retail and residential.\u201d<\/p>\n\n\n\n

Novotny is involved in the development of The Cloud One Hotel & Residences Wynwood, the brand\u2019s first residential concept and first ground-up U.S. development. It will comprise 214 hotel keys, 85 condominium units and more than 11,000 square feet of commercial space, including a rooftop restaurant and bar.<\/p>\n\n\n\n

J.C. de Ona, Southeast Florida division president of Centennial Bank in Miami, said the new CMU Miami campus will also have a big impact on housing in the neighborhood.<\/p>\n\n\n\n

\u201cMore than 3,500 students plus hundreds of faculty and staff all need a place to live. That\u2019s multifamily demand for years, and probably purpose-built options for grad students and faculty too,\u201d de Ona said.<\/p>\n\n\n

William Kelley, executive director of the Wynwood Business Improvement District, a property-owner-funded special assessment district established in 2013 to fund neighborhood services and improvements and advocate for continued development, noted the Carnegie Mellon announcement comes at a time when Wynwood is experiencing an extraordinary level of private investment.<\/p>\n\n\n\n

\u201cFor developers and investors already looking at Wynwood, we believe the addition of a major research university and thousands of regular daily visitors strengthens the fundamentals behind projects that are already planned and will encourage another generation of investment in the district,\u201d Kelley told Commercial Property Executive.<\/em><\/p>\n\n\n

Kelley noted that, in the last 18 months, the neighborhood has added more than 1,500 residential units through projects like Wynwood Plaza<\/a>, Joule House, Amara Wynwood, Nomad and Highley House. He pointed to the 1 million-square-foot Wynwood Plaza mixed-use project which added 509 apartments, 266,000 square feet of office space and roughly 25,000 square feet of retail. It also attracted Amazon\u2019s 75,000-square-foot office lease\u2014the largest in Wynwood\u2019s history.<\/p>\n\n\n\n

David Weitz, co-founder of Oak Row Equities, which developed Wynwood Plaza and The Oasis, a 72,000-square-foot development with open-air dining, retail and creative office space that is now home to Spotify\u2019s South Florida and Latin America headquarters, said his firm has been investing in Wynwood for years now and watched it evolve into a true mixed-use district that is attracting leading companies like Amazon and Spotify alongside new residents, restaurants and other businesses.<\/p>\n\n\n\n

Centennial Bank\u2019s de Ona said Miami has been growing its business community, but something has been missing: education.<\/p>\n\n\n\n

\u201cWe\u2019ve spent the last few years importing companies and talent, which is great, but the real question was always how you make it stick,\u201d said de Ona. \u201cA research university is the answer. CMU isn\u2019t just bringing 3,500 students, it\u2019s bringing the talent pipeline, the research dollars, and the startups that spin out of those labs. That\u2019s what economic sustainability actually looks like.\u201d<\/p>\n\n\n\n

Diego Bonet, managing partner at LD&D, a Miami-based real estate development and design firm that developed the 224-unit Wynwood Haus<\/a>, agreed, calling the addition of the CMU Miami campus to the area a transformational moment and the fourth phase of Wynwood\u2019s growth.<\/p>\n\n\n\n

\u201cIn terms of an institutional anchor for a neighborhood, I don\u2019t think it gets any better than Carnegie Mellon with their innovation, technology and robotics campus coming down here,\u201d Bonet said. \u201cI think it will be monumental for Wynwood.\u201d<\/p>\n\n\n

The arrival of Amazon and Spotify was the beginning of a tech scene in Wynwood, but Bonet said that sector is still \u201ca very nascent part of Wynwood.\u201d He expects that the arrival of CMU Miami will supercharge growth from tech companies interested in locating near the campus.<\/p>\n\n\n\n

Overall, he said the new campus will turn Wynwood into a \u201cmuch more stable, year-round and diversified neighborhood,\u201d citing demand for new residences, restaurants, hotels, retail and offices as more companies move in.<\/p>\n\n\n\n

Development of more office space is the \u201cnatural next domino\u201d along with more lab and R&D space, noted de Ona.<\/p>\n\n\n\n

He said the CMU Miami campus will provide different demand drivers that lenders like, including construction which will be starting next year.<\/p>\n\n\n\n

\u201cThat diversification is what makes banks comfortable putting more capital to work,\u201d said de Ona. \u201cMiami spent the last few years importing companies. Now it\u2019s building the talent engine that keeps them here and that\u2019s what turns a boom into something lasting.\u201d<\/p>\n\n\n\n
