Businesses that need room for inventory, equipment and deliveries often occupy an underserved part of the industrial market: They require more infrastructure than conventional coworking<\/a> can provide but less space and commitment than a traditional industrial lease.<\/p>\n\n\n\n

FlexEtc targets that gap with flexible industrial facilities combining private warehouse and office units with shared loading docks, meeting rooms and onsite infrastructure. The model also creates a repositioning strategy for older infill properties<\/a> that can be acquired below replacement cost.<\/p>\n\n\n\n

Although the company initially expected e-commerce firms to dominate its membership, it now serves makers, light manufacturers, contractors, creative businesses, showroom operators, importers and distributors as well as larger companies using its locations as regional service points, last-mile nodes or flexible operating bases. FlexEtc currently operates in seven U.S. markets and plans to open a new location in Broomfield, Colo., in January 2027.<\/p>\n\n\n\n

Commercial Property Executive<\/em> spoke with Laurent Opman, the company\u2019s founder & CEO, about the demand behind the model, the criteria for acquiring and repositioning industrial properties and how its affiliated ownership structure can create value through both operating income and underlying real estate.<\/p>\n\n\n\n

What gap in the CRE market was FlexEtc created to fill and which types of businesses is the platform designed to serve?<\/strong><\/p>\n\n\n\n

Opman:<\/strong> Traditional industrial real estate asks businesses to predict their space needs years in advance, sign a long lease and invest significant capital in a facility. Most growing businesses simply don’t operate with that predictably. They may need 1,000 square feet today, 2,000 next year and less space six months later.<\/p>\n\n\n\n

The market is especially inefficient for spaces below about 5,000 square feet. Many landlords don’t want to divide buildings into smaller spaces and the economics often don’t support meaningful brokerage attention. We call this flexible small-bay space: private, right-sized industrial space<\/a> supported by shared loading docks, workspaces and business infrastructure.<\/p>\n\n\n\n

We built FlexEtc on a simple premise: The real estate should adapt to the business\u2014not the other way around. Members get private warehouse or office space, loading, utilities, Wi-Fi, security and shared business infrastructure through one predictable monthly payment. They can also change the size of their space much faster than they could under a conventional lease.<\/p>\n\n\n

What are the demand drivers for small, flexible industrial space today?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>Business now moves much faster than real estate. Companies adjust inventory, staffing, supply chains and geographic coverage constantly, while conventional industrial leases still require commitments of three, five or even ten years.<\/p>\n\n\n\n

We’re also seeing demand from newly formed businesses and decentralized enterprise teams, while very little new industrial product<\/a> is designed for small, flexible users. Capital is another major factor. Businesses would rather invest in employees, equipment, inventory and growth than tie up money in racking, offices, security systems, internet service and tenant improvements. Smaller companies often can’t finance those improvements efficiently in the first place.<\/p>\n\n\n\n

What characteristics determine whether an industrial property is suitable for conversion into your model?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>We generally look for older industrial buildings in strong infill locations that can be acquired at a meaningful discount to replacement cost and converted efficiently.<\/p>\n\n\n\n

The physical fundamentals matter: loading, access, parking, clear height, power and a configuration that allows us to create private spaces without compromising circulation or safety.<\/p>\n\n\n\n

But the location is equally important. We want to be close to concentrations of small businesses, entrepreneurs, employees and customers, with convenient access to highways and the surrounding market. A building can look inexpensive on paper, but if it is difficult for members and employees to access or for deliveries to reach, it’s not a good value.<\/p>\n\n\n\n

How does your affiliated ownership structure support the repositioning of underused industrial properties and long-term value creation?<\/strong><\/p>\n\n\n

Opman: <\/strong>Our affiliated real estate partnerships acquire the properties and FlexEtc operates them. That keeps the ownership and operating platform aligned for the long term.<\/p>\n\n\n\n

It also allows us to make a long-term commitment to our members rather than build a business and customer base inside a property ultimately controlled by someone else. We benefit from continually improving the building, its infrastructure and the member experience because those investments help us attract members, retain them and strengthen the underlying real estate.<\/p>\n\n\n\n

FlexEtc converts and operates these properties as professionally managed, multi-tenant business environments. The building produces an operating income stream that is broader and more diversified than a traditional single-tenant property. Over time, aligned ownership, consistent operations, and repeatable systems can create value in both the income stream and the real estate itself.<\/p>\n\n\n\n

How does the coworking experience at your facilities differ from a conventional, office-focused coworking location?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>Traditional coworking was largely built around the laptop. FlexEtc was built for businesses that operate in the physical economy\u2014businesses with inventory, equipment, deliveries, employees and customers.<\/p>\n\n\n\n

That difference is visible throughout the building. We have loading areas, dock and grade-level access, secure warehouse space, delivery handling and the ability to move goods in and out throughout the day. Shared loading docks are core to the product, not a back-of-house amenity. They give smaller businesses logistics capabilities they typically couldn’t justify on their own. A member can receive a pallet in the morning, work from a desk and meet a customer later without leaving the property.<\/p>\n\n\n\n

The community is also different. Our members exchange practical knowledge about suppliers, freight, equipment, permits, staffing and growth. It becomes a practical business network where members can learn from one another, not simply a collection of people working next to one another.<\/p>\n\n\n\n

How does the Access membership fit into the broader FlexEtc model and which members typically use it?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>Access is not simply traditional coworking. It gives businesses access to FlexEtc’s physical infrastructure without requiring them to maintain a fixed private space. An entrepreneur, remote team or small company can use FlexEtc as a professional operating base, with workspace, meeting rooms and other shared resources available when needed. For some members, that’s all they require. For others, Access is an entry point into the broader FlexEtc ecosystem. They can later add an office, a warehouse or both as their needs develop.<\/p>\n\n\n\n

How do members move among Access, private offices and warehouse space as their needs change? What’s the value of offering these options under one roof?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>The important word is not grow\u2014it’s change. A business may begin with Access, add an office or warehouse, expand as demand grows and reduce its footprint when its requirements change. It can do that without repeatedly searching for real estate, signing a new long-term lease, funding another build-out and physically relocating the business.<\/p>\n\n\n\n

In a conventional setting, every change creates cost and disruption. At FlexEtc, it can be handled largely as an operational adjustment. We remove the real estate bottleneck so members can make decisions based on what’s right for the business now, not what management guessed the business might need three years earlier.<\/p>\n\n\n\n

How do you manage deliveries, security, noise and different space requirements within the same location?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>We design and operate our buildings around loading, circulation, controlled access, compatible uses and shared infrastructure. Safety and security are fundamental because members bring employees, customers, equipment and valuable inventory into the building.<\/p>\n\n\n\n

The other essential element is the onsite team. Every location has people responsible for both the operation of the property and the member experience. They manage the practical issues that arise in a busy building, but they also help create connections among members. Good design establishes the framework; active management makes the environment work.<\/p>\n\n\n

Charlotte is the latest market in your expansion. What made it a good fit and what has demand there taught you?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>Charlotte has the fundamentals we look for: population and business growth, strong transportation infrastructure, a diversified economy and a deep base of entrepreneurs and companies that need physical operating space.<\/p>\n\n\n\n

Charlotte reinforced that having the right product isn’t enough. You still must teach the market that the product exists. Most prospective members begin by searching for a warehouse, an office or storage because those are the categories they already understand. They aren’t necessarily searching for an integrated operating environment.<\/p>\n\n\n\n

That’s made us more disciplined about reaching customers earlier, explaining the offer in practical terms and building demand well before a location opens.<\/p>\n\n\n\n

What does the next phase of growth look like for your operating platform and real estate portfolio?<\/strong><\/p>\n\n\n\n

Opman: <\/strong>We see the opportunity as much larger than either flexible industrial or coworking. We’re building a network of operating infrastructure for businesses in the physical economy.<\/p>\n\n\n\n

There is a substantial inventory of older, well-located industrial properties that can often be acquired below replacement cost<\/a>. At the same time, more businesses want access to professional facilities without building, owning or overcommitting to them.<\/p>\n\n\n\n

As our network expands, members will be able to right-size within a location and eventually access FlexEtc infrastructure across multiple markets. A common operating and technology platform will allow us to manage those buildings, member relationships and revenue streams more consistently.<\/p>\n\n\n\n

The larger opportunity is to institutionalize what has historically been a fragmented segment of the market. We’re building out the operating systems and income streams and, in the process, creating a more durable and valuable class of industrial real estate.<\/p>\n\n\n\n
