Image courtesy of CBT Architects\n<\/figcaption><\/figure>\n\n\n\n<p>BioMed Realty, a Blackstone portfolio company, will soon secure a $915 million mortgage loan for the newly delivered 585 Kendall, a 598,502-square-foot life science property in Cambridge, Mass., according to a recent <a href=\"https:\/\/www.fitchratings.com\/research\/structured-finance\/bx-commercial-mortgage-trust-2026-585k-us-cmbs-29-09-2026\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Fitch Ratings report<\/a>. <\/p>\n\n\n\n<p>Wells Fargo Bank, Citi Real Estate Funding Inc., Goldman Sachs Bank USA, JPMorgan Chase Bank and Royal Bank of Canada will originate the interest-only, two-year, floating-rate note, which features three one-year extension options.<\/p>\n\n\n\n<p>Loan proceeds will retire the existing $490 million debt on the property, return $280.1 million of equity and cover $129.5 million in outstanding landlord obligations, as well as $15.3 million in closing costs. KeyBank will act as both servicer and special servicer. The deal is scheduled to close on Oct. 15, 2026.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-leed-platinum-r-amp-d-building-in-cambridge\">A LEED Platinum R&amp;D building in Cambridge<\/h2>\n\n\n\n<p>BioMed broke ground on the two-phase development in October 2022 and <a href=\"https:\/\/www.commercialsearch.com\/news\/biomed-realty-tops-out-boston-life-science-building\/\">topped off 585 Kendall<\/a> in January 2025. CBT Architects designed the 16-story 585 Kendall to achieve LEED-Platinum certification due to its water- and energy-efficient systems and fully renewable energy. The property also features a 30,000-square-foot performance space with 400 seats and an indoor garden. <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-commercial-mortgage-lenders-and-brokerage-firms\/\">2026 Top Commercial Real Estate Finance Firms<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Located at 585 Kendall St., the East Cambridge property is in proximity to the MIT campus, as well as other life science buildings leased by tenants such as Biogen, Genzyme, Novartis and the Whitehead Institute for Biomedical Research.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.commercialsearch.com\/news\/biomed-realty-inks-600-ksf-lease-in-cambridge\/\">Takeda Pharmaceuticals fully leases<\/a> BioMed\u2019s building, with a contract running through 2041. The lease is divided into two phases. Namely, the first one measures 344,709 square feet and commenced in June 2026, with move-in scheduled for March 2027. The second one comprises the rest of the facility and will begin in December 2026, with occupancy expected for September 2027. The mortgage loan will cover the landlord\u2019s portion of the tenant buildout in the amount of $129.5 million, while Takeda will invest an additional $350 million to finalize the <a href=\"https:\/\/www.commercialsearch.com\/news\/demand-for-lab-space-hits-10-year-low\/\">biotech lab space<\/a>.<\/p>\n\n\n\n<p>With 585 Kendall fully leased, the property stands apart from broader conditions in the U.S. life science sector. The market is facing mounting <a href=\"https:\/\/www.commercialsearch.com\/news\/life-science-sector-faces-excess-vacancy-after-construction-boom\/\">absorption pressure<\/a> after a surge in R&amp;D office construction between 2020 and 2025.
