The bank is set to occupy the entire 39th and 40th floors of the building, bringing its total footprint to four full floors totaling 88,000 square feet.<\/p>\n\n\n\n<p>The tenant will also install signage at the top of the 40-story tower. SouthWood Corp. is fabricating the green-colored sign that will be mounted on location in the coming weeks.<\/p>\n\n\n\n<p>Huntington Bank has been a constant presence at the property since 2023, when it expanded its commercial banking operations in the region. In 2024, it unveiled plans to open nearly 55 new branches across the Carolinas. Since then, the bank opened 14 full-service locations serving 10 markets spread across the two states.<\/p>\n\n\n\n<p>Trinity Partners oversees leasing efforts at One South on behalf of the landlords. Notable tenants include City National Bank, Trimont, Industrious, Gensler and Ridgemont Equity Partners, among others, according to Yardi Matrix information.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-an-office-tower-in-charlotte-s-cbd\">An office tower in Charlotte&#8217;s CBD<\/h2>\n\n\n\n<p>Monarch and Tourmaline acquired One South in 2021, when Cousins Properties sold it for $271.5 million. The partners financed the purchase with a $238.8 million loan originated by Ares Management, Yardi Matrix information shows. <\/p>\n\n\n\n<p>The tower rises at 101 S. Tyron St. within the city\u2019s financial district. Formerly known as Bank of America Plaza, the skyscraper was completed in 1974 as the tallest building in North Carolina. It underwent multiple renovations and upgrades in 1992, 2017 and 2022, and is now the ninth-tallest building in the state and the seventh-largest office property in the Queen City.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/charlotte-office-market-update\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/charlotte-office-market-update\/\">Charlotte Office Sales Rise Amid Slow Development<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The building features 22,000-square-foot floorplates, 16 passenger elevators, 15,000 square feet of retail space and approximately 1,140 parking spaces. The Uptown property obtained Energy Star and LEED Platinum certifications.<\/p>\n\n\n\n<p>The property includes the city\u2019s only full-floor amenity space, designed by Gensler. Dubbed Three, the 23,000-square-foot area features a coffee and cocktail bar, golf simulator, an indoor and outdoor lounge, a conference room, a connection lab, a library, a wellness room and open offices. One Athletics, a 30,000-square-foot fitness center, together with an outdoor plaza and event space, are also part of the mix.<\/p>\n\n\n\n<p>Trinity Partners&#8217; Managing Partner Rhea Greene, Senior Director John Hannon and Director of Office Leasing\u00a0Tim Arnold are the leasing brokers in charge of One South.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-charlotte-office-sector-shows-mixed-performance\">Charlotte office sector shows mixed performance<\/h2>\n\n\n\n<p>Charlotte&#8217;s office sector is showing a mix of highs and lows across its key metrics, mirroring broader <a href=\"https:\/\/www.commercialsearch.com\/news\/office-industry-trends\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/office-industry-trends\/\">office real estate trends<\/a> as the industry is divided between changing tenant demand and sluggish development activity.<\/p>\n\n\n\n<p>The metro&#8217;s vacancy rate climbed to 18.1 percent as of August 2026, according to a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/office-report-loan-maturities-add-to-market-strain\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/office-report-loan-maturities-add-to-market-strain\/\">Yardi Matrix national office report<\/a>. The rate, while marking a 60-basis-point decline over the past 12 months, was still above the 17.8 percent national average.<\/p>\n\n\n\n<p>Meanwhile, investment activity accelerated in the Queen City, with office sales totaling $697.6 million as of August. The dollar amount placed the metro on the lower end of the top 25 U.S. office metros, but ahead of most of its peers. Investors sold properties at $248 per square foot on average\u2014the eighth most expensive price among top markets.<\/p>\n\n\n\n<p>Recent deals include the $91.8 million transaction involving <a href=\"https:\/\/www.commercialsearch.com\/news\/corebridge-jv-closes-92m-charlotte-office-deal\/\">two office buildings anchoring The Station at LoSo<\/a>. Corebridge Real Estate Investors and Crestlight Capital purchased the properties in August.<\/p>\n\n\n\n<p>But the largest office sale closed so far in 2026 was <a href=\"https:\/\/www.commercialsearch.com\/news\/cousins-properties-pays-318m-for-charlotte-tower\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/cousins-properties-pays-318m-for-charlotte-tower\/\">Cousins Properties&#8217; purchase of 300 S. Tyron<\/a>.
