The purchase price was not disclosed.<\/p>\n\n\n\n<p>The 18.5-acre park comprises six stand-alone industrial buildings ranging from 35,000 to 72,000 square feet. Clear heights range from 14 to 28 feet, according to Yardi Matrix.<\/p>\n\n\n\n<p>Lincoln stated that demand for mid-bay industrial space of this size remains strong in the Inland Empire West, while most new development in the region has focused on larger facilities.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/foreign-capital-shifts-cre-priorities\/\">Foreign Capital Shifts CRE Priorities<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Completed in 2009, the property is fully leased to six tenants with a weighted average lease term of about 1.9 years. Each building features secure loading and yard areas and can be combined to accommodate evolving tenant requirements.<\/p>\n\n\n\n<p>Bellegrave is located at 10290\u201310317 Birtcher Drive in the Inland Empire West, near interstates 10 and 15 and State Route 60, as well as Ontario International Airport.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-lincoln-s-houston-plan\">Lincoln\u2019s Houston plan<\/h2>\n\n\n\n<p>Just days ago, Lincoln Property Co. and New York Life Investment Management <a href=\"https:\/\/www.commercialsearch.com\/news\/lincoln-jv-buys-houston-mall-plans-150m-industrial-makeover\/\">acquired Houston\u2019s Greenspoint Mall<\/a> from Triyar Cannon Group. Northmarq advised Lincoln on the joint venture with New York Life, while Moody Rambin brokered the deal, supported by an in-house Lincoln team.<\/p>\n\n\n\n<p>The mall was at one time Houston\u2019s largest but closed in 2024. The buyers plan to redevelop the property into CityNorth Industrial Park, a $150 million, 1.2 million-square-foot industrial campus.
