The deal, for 19,600 square feet, brings the company&#8217;s total footprint at the property to 68,271 square feet.<\/p>\n\n\n\n<p>The new lease is for a portion of the tower&#8217;s eighth floor. Cerity currently occupies the building&#8217;s 15th and 16th floors. 99 Park Avenue rises 26 stories, with its first floor occupied by retail tenants.<\/p>\n\n\n\n<p>Global Holdings has owned the property since 1991, when it paid $104.5 million for the asset, according to Yardi Matrix. 99 Park Avenue was originally developed in 1953.<\/p>\n\n\n\n<p>Designed by Emery Roth &amp; Sons, 99 Park Avenue is between 39th and 40th Streets, near Grand Central Terminal and Bryant Park. In 2025, the company made a commitment to transition to direct tenancy and add the entire 15th floor.<\/p>\n\n\n\n<p>The expansion comes soon after Global Holdings\u2019 repositioning of the 600,000-square-foot tower, completed in partnership with architecture and interior design firm Vocon. A major part of the work upgraded the building\u2019s arrival and tenant experience via a new double-height storefront and lobby that brings more visibility and natural light to the space.<\/p>\n\n\n\n<p>Another aspect of the project is Below Park, a new amenity center featuring a speakeasy-style bar, conference and lounge spaces, and other places for tenants to congregate. Below Park also includes a golf simulator, gaming areas and a fitness center.<\/p>\n\n\n\n<p>Cushman &amp; Wakefield Executive Director Nicholas Dysenchuk and Executive Vice Chairmen Rob Lowe represented Cerity in the transaction. Global Holdings was represented by Director of Leasing Alexander Radmin, along with JLL Vice Chairman Paul Glickman, Senior Vice President Diana Biasotti, and Executive Vice Presidents Kristen Morgan and Harrison Potter.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-nyc-s-strong-leasing-market\">NYC&#8217;s strong leasing market<\/h2>\n\n\n\n<p>New York has been one of the prime beneficiaries of <a href=\"https:\/\/www.commercialsearch.com\/news\/placer-ai-office-index-2\/\">return-to-office<\/a>, and with it the market has seen a parade of recent office leases and expansions.\u00a0<\/p>\n\n\n\n<p>Earlier in September, growth equity firm <a href=\"https:\/\/www.commercialsearch.com\/news\/related-inks-150-ksf-lease-for-manhattan-office-project\/\">General Atlantic signed<\/a> a 150,000-square-foot global headquarters lease at Related Cos.\u2019 625 Madison Ave., a 53-story office development in Manhattan. The tenant will occupy five floors and will anchor the future office tower.<\/p>\n\n\n\n<p>The same month, retailer <a href=\"https:\/\/www.commercialsearch.com\/news\/luxury-retailer-expands-manhattan-office-presence\/\">Diptyque signed a lease<\/a> for 18,017 square feet at 16 East 34th St. in Manhattan, which is owned by Wohio Holding. The lease represents a North American headquarters relocation and expansion for the carriage-trade Diptyque.<\/p>\n\n\n\n<p>And in August, real estate advisory giant <a href=\"https:\/\/www.commercialsearch.com\/news\/savills-leases-full-floor-at-manhattan-tower\/\">Savills inked a lease<\/a> at Rudin\u2019s 560 Lexington Ave. in Manhattan to occupy 20,481 square feet, the entirety of the 22-story office tower\u2019s third floor.
