Stockdale Capital Partners sold the asset for $97.5 million or $254.67 per square foot, in a deal brokered by Newmark.<\/p>\n\n\n\n<p>Stockdale had acquired the two buildings in 2025 for $70 million from Bridge Investment Group, according to Yardi Matrix information. First-Citizens Bank &amp; Trust Co. had issued a $38 million acquisition loan.<\/p>\n\n\n\n<p>Completed between 1986 and 1988, Willow Oaks I and II measure 182,469 and 205,002 square feet, respectively, each rising eight stories high. Anchored by Inova, the campus features a roster that also includes DZYNE Technologies, ATSG Corp., Irrigation Association and Fairfax Radiology Centers.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/medical-office-real-estate-trends-to-watch\/\">Medical Office Real Estate Trends<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The assets are at 8260 and 8280 Willow Oaks Corporate Drive, just off U.S. Route 50 and close to Interstate 495 as well as U.S. Route 29. The medical office buildings are also adjacent to the 923-bed Inova Fairfax Hospital campus.<\/p>\n\n\n\n<p>Newmark Co-Heads of U.S. Medical Office Capital Markets Ben Appel, Jay Miele and Justin Shepherd, together with Head of Healthcare Debt John Nero, Senior Managing Director Michael Greeley and Associate Director Ron Ott, arranged the transaction on behalf of the seller. Executive Managing Directors Jud Ryan and James Cassidy were also part of Newmark\u2019s team that worked on the deal.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-medical-office-prices-on-the-rise-in-metro-d-c\">Medical office prices on the rise in metro D.C.<\/h2>\n\n\n\n<p>In the first eight months of this year, nine medical office assets changed hands in the Washington, D.C.-Suburban Maryland market, at an average price of $242.92 per square foot, according to Yardi Matrix information. Pricing went up 30.3 percent from the same period of 2025, when properties traded for $186.44 on average.<\/p>\n\n\n\n<p>Recent deals include Thomas Park Investments&#8217; acquisition of a <a href=\"https:\/\/www.commercialsearch.com\/news\/thomas-park-pays-70m-for-mob-portfolio\/\">four-property portfolio for $70 million<\/a>, with assets located in Washington, D.C., McLean, Va., and Easton, Md.
