L&amp;L Infinite is joined in the acquisition by joint venture partners Mack Real Estate Group, BLDG and BD Blakely,<\/p>\n\n\n\n<p>The transaction values the 575,254-square-foot 600 Third Avenue at $245 million, according to the buyer, who secured a $215 million acquisition loan from Bain Capital. <\/p>\n\n\n\n<p>The seller was BlackRock, which acquired a 95 percent interest in the property for $315 million in 2006, for an imputed sale price of $331.5 million, according to Yardi Matrix data.<\/p>\n\n\n\n<p>IGCP, an affiliate of L&amp;L Infinite, advised the buyer in the deal. Newmark represented the seller and advised on the debt.<\/p>\n\n\n\n<p>Originally developed in 1970, the tower occupies the western blockfront between East 39th and East 40th Streets. Tenants include law firm Polsinelli, investment firm Energy Impact Partners and global investment management firm 3G Capital. The tower\u2019s retail component is fully leased to Dunkin\u2019, Shake Shack, Just Salad, PureGym and Chipotle.<\/p>\n\n\n\n<p>IGCP, an affiliate of L&amp;L Infinite, advised the buyer in the deal. The Newmark team that represented the seller was led by U.S. Capital Markets Co-Heat Adam Spies and Executive Vice Chairman Josh King. Newmark Senior Managing Director Ken Zakin assisted on the equity.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-industry-veterans-form-l-amp-l-infinite\">Industry Veterans Form L&amp;L Infinite<\/h2>\n\n\n\n<p>CRE industry heavy-hitters David Levinson and Marty Burger formed L&amp;L Infinite earlier this year\u00a0to pursue a broad spectrum of real estate opportunities in development, acquisitions and debt strategies nationwide.<\/p>\n\n\n\n<p>Levinson is chairman and CEO of L&amp;L Holding Co., the development firm he founded in 2000 that&#8217;s known for such Manhattan properties as 425 Park Avenue, 195 Broadway, 390 Madison and the revitalization of the historic <a href=\"https:\/\/www.commercialsearch.com\/news\/the-new-life-of-a-west-chelsea-industrial-landmark\/\">Terminal Warehouse<\/a>. L&amp;L Holding also developed Wynwood Plaza, a one million square-foot mixed-use development in Miami\u2019s Wynwood Arts District.<\/p>\n\n\n\n<p>Burger is the co-founder and CEO of L&amp;L Infinite Real Estate Partners. In 2024, <a href=\"https:\/\/www.commercialsearch.com\/news\/marty-burger-kicks-off-new-venture\/\">Burger founded<\/a> Infinite Global Real Estate Partners, an international investor.
