JLL Capital Markets represented the seller and arranged acquisition financing on behalf of the buyers.<\/p>\n\n\n\n<p>The previous owner of the collection was Brandywine Realty Trust, according to Yardi Matrix information. The transaction price was not disclosed.<\/p>\n\n\n\n<p>1676 International Drive, one of the assets that sold, is a 309,318-square-foot, 13-story tower completed in 1999, and 8260 Greensboro Drive is a 156,912-square-foot, seven-story building delivered in 1980. The portfolio is 86 percent leased, following a $27 million renovation to the two buildings in 2019.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/foreign-capital-shifts-cre-priorities\/\">Foreign Capital Shifts CRE Priorities<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The renovation program included a penthouse tenant lounge with retractable windows, a 118-person capacity penthouse conference center, a fitness center with locker rooms and steam showers, modernized lobbies, outdoor tenant amenity space and turnkey spec-suite programs. These amenities are available to tenants in both buildings.<\/p>\n\n\n\n<p>The location provides walkable access to The Boro, Tysons Galleria and Tysons Corner Center and proximity to both the Greensboro and Tysons Corner Metro stops on the Silver Line.<\/p>\n\n\n\n<p>JLL&#8217;s Capital Markets Investment Sales and Advisory team representing the seller was led by Senior Managing Director Andrew Weir, along with Senior Managing Director Jim Meisel, Senior Directors Dave Baker and Kevin Byrd, and Associates Trey Ramsey and Rachel Kaplan. Executive Managing Director Dave Goldstein also supported the sales effort.<\/p>\n\n\n\n<p>JLL\u2019s Debt &amp; Structured Finance team of Senior Managing Director Jamie Leachman and Managing Directors Chris Hew and Rob Carey arranged acquisition financing on behalf of the buyers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-nova-s-shrinking-office-inventory\">NoVa&#8217;s shrinking office inventory<\/h2>\n\n\n\n<p>The Northern Virginia office market is benefitting from ongoing inventory removals, which are driven by office-to-residential conversions and substantially outpacing new deliveries, and a surging U.S. defense budget, according to a second-quarter report from JLL.<\/p>\n\n\n\n<p>The region\u2019s office inventory has declined to 2012 levels, as a growing pipeline of proposed office redevelopment applications has surpassed 17 million square feet, almost half of which has already been approved by local jurisdictions.<\/p>\n\n\n\n<p>Another Northern Virginia office deal came in August, when a partnership of The Meridian Group, Harrison Street Asset Management and HLM Associates <a href=\"https:\/\/www.commercialsearch.com\/news\/meridian-group-jv-pays-67m-for-dc-area-office-portfolio\/\">acquired the Stoneleigh and Newbrook office campuses<\/a>, a five-building portfolio in Chantilly, Va.
