Meadow Partners was the buyer. The companies <a href=\"https:\/\/www.commercialsearch.com\/news\/sl-green-to-sell-manhattan-asset-for-312m\/\">went under contract<\/a> in June, when the initially sale price was set at $312.2 million.<\/p>\n\n\n\n<p>Corebridge Financial originated a $115 million acquisition loan, with Newmark brokering the deal on behalf of SL Green and also arranging the financing agreement with Corebridge.<\/p>\n\n\n\n<p>The 366,879-square-foot Class A building was completed in 1971 and upgraded in 2014. Previously known as the HarperCollins Building, the property rises 38 stories and includes 5,892 square feet of retail space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/15246\/1441-1445-Broadway-New-York-NY-10018\/\" target=\"_blank\" rel=\"noreferrer noopener\">1441 Broadway, Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $238.2 million<\/p>\n\n\n\n<p>L.H. Charney Associates has sold the 494,868-square-foot building at 1441 Broadway to a joint venture between 60 Guilders and Sentry Realty. The transaction marks the first time the asset changed ownership since 1981.<\/p>\n\n\n\n<p>Fortress Investment Group provided a roughly 70 percent loan-to-coast, floating-rate building loan for the purchase, in a deal arranged by Newmark, <a href=\"https:\/\/commercialobserver.com\/2026\/07\/60-guilders-sentry-realty-1441-broadway-sale\/?utm_source=chatgpt.com\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>Commercial Observer<\/em><\/a>.<\/p>\n\n\n\n<p>The Art Deco office property dates back to 1929 and rises 33 stories in the borough\u2019s Theatre District. Also known as 10 Times Square, the building includes 44,138 square feet of retail space and was last renovated in 2017.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/382937\/43-10-23-St-Queens-NY-11101\/\" target=\"_blank\" rel=\"noreferrer noopener\">43-10 23rd St., Queens<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $86.9 million<\/p>\n\n\n\n<p>Pearl Realty Management has purchased a 151,180-square-foot office building in Long Island City, N.Y.<\/p>\n\n\n\n<p>Longfellow Real Estate Partners and Sculptor Real Estate sold the asset, after successfully completing a conversion to life science use in 2023. The repurposed property is now known as Hatch Life Sciences.<\/p>\n\n\n\n<p>Rising seven stories in Queen\u2019s Hunters Point neighborhood, the building was initially completed in 1924 as an industrial facility, then later used as a parachute factory. It now includes research and lab spaces, conference rooms and flexible floorplans.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=693225\" target=\"_blank\" rel=\"noreferrer noopener\">110 E. 55th St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $65 million<\/p>\n\n\n\n<p>Extell Development purchased the 73,000-square-foot property in Central Midtown from The Parkoff Organization.<\/p>\n\n\n\n<p>The buyer picked up the asset as part of its Midtown assemblage between East 55th Street and Park Avenue, a collection of adjacent properties to clear the way for a larger development, <a href=\"https:\/\/therealdeal.com\/new-york\/2026\/08\/17\/extell-buys-midtown-office-building-expanding-assemblage\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>The Real Deal<\/em><\/a>.<\/p>\n\n\n\n<p>The building originally came online in 1985 and was renovated in 2017. It rises 19 stories and includes 3,340 square feet of retail space.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=1776\" target=\"_blank\" rel=\"noreferrer noopener\">165 Grand St., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $28 million<\/p>\n\n\n\n<p>Artifact Real Estate Development has acquired the SoHo property at 165 Grand St. from an entity affiliated with Bijan Nassi of Bijan Royal. This is the first time the building traded since the former ownership purchased it in 1997.<\/p>\n\n\n\n<p>The 1956-built office mid-rise comprises 44,034 square feet.
