The firm financed the acquisition with a $68.3 million loan from Blackstone, Yardi Matrix shows.<\/p>\n\n\n\n<p>In total, the 1913-built office asset spans approximately 152,000 square feet across 12 stories. In January, the company signed Graphite, an AI code review platform, to a <a href=\"https:\/\/www.commercialsearch.com\/news\/tishman-speyer-lands-hq-lease-in-soho\/\">24,829-square-foot lease<\/a> for the sixth and seventh floors of the building. This brought the asset to full occupancy. <\/p>\n\n\n\n<p>Other tenants include WeWork, Aura and General Catalyst, which occupies 42,535 square feet at the building, according to Yardi Matrix.<\/p>\n\n\n\n<p>Located in Manhattan\u2019s SoHo neighborhood, the property is within walking distance of the Canal and Spring street subway stations, while City Hall Park is about a 15-minute walk away. Banksy Museum is also nearby.<\/p>\n\n\n\n<p>Newmark U.S. Capital Markets Co-Head Adam Spies and Executive Managing Director Avery Silverstein led the team that negotiated the deal.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-tishman-speyer-s-recent-office-sales\">Tishman Speyer\u2019s recent office sales<\/h2>\n\n\n\n<p>This pending office transaction adds to Tishman Speyer\u2019s recent office dispositions across its portfolio. Earlier this month, the firm <a href=\"https:\/\/www.commercialsearch.com\/news\/tishman-speyer-sells-silicon-valley-office-building\/\">sold 400 Castro St.<\/a>, in Mountain View, Calif. \u00a0Spear Street Capital purchased the Class A, 138,000-square-foot office building for $121.5 million. \u00a0<\/p>\n\n\n\n<p>In May, Tishman Speyer also sold the <a href=\"https:\/\/www.commercialsearch.com\/news\/realm-jv-buys-office-component-at-midtown-tower\/\">377,000-square-foot office component<\/a> of CitySpire, a 70-story mixed-use tower in Midtown Manhattan, after nearly 22 years of ownership. A partnership between REALM, DelShah Capital and A.M. Properties acquired the property.
