The move comes as inflation continues to persist due to the war in Iran and high energy costs.<\/p>\n\n\n\n<p>The target rate now sits at 3.75 to 4 percent, reverting to its January 2025 level, when the rate was on its way down. The decision came in a unanimous vote.<\/p>\n\n\n\n<p>The industry had largely been expecting the outcome, especially following the release of the August Consumer Price Index, which showed that prices had risen 0.4 percent since July, with year-over-year core inflation holding at 3.4 percent.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/what-a-credit-led-recovery-means-for-cre-investors\/\">What a Credit-Led Recovery Means for CRE Investors<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Projections released alongside the committee&#8217;s decision show that 18 of the 19 FOMC members expect one more quarter-point increase before the end of the year. Federal Reserve Chair Kevin Warsh did not submit a projection of his own.<\/p>\n\n\n\n<p>In a news conference following the committee\u2019s meeting, Warsh said that while the economy and labor market remain broadly strong, inflation continues to be a challenge that the FOMC seeks to address.<\/p>\n\n\n\n<p>&#8220;The committee&#8217;s unanimous vote shows our resolve to achieve price stability on a timelier basis,&#8221; Warsh said. &#8220;We aim to ensure that credit and financial conditions are consistent over time with our mandate, that relative price changes in some sectors of the economy do not broaden, that inflation compensation in market prices stays low and that inflation expectations remain anchored.&#8221;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-outlook-for-cre\">The outlook for CRE<\/h2>\n\n\n\n<p>While commercial real estate has been adapting to the <a href=\"https:\/\/www.commercialsearch.com\/news\/how-cre-investors-are-adapting-to-higher-for-longer-interest-rates\/\">higher-for-longer rate environment<\/a>, experts who spoke to <em>Commercial Property Executive <\/em>noted that a hike may inject more uncertainty and volatility into decision-making.<\/p>\n\n\n\n<p>\u201cA measured increase would likely slow the CRE capital markets\u2019 recovery at the margin,\u201d Ryan Severino, chief economist &amp; head of research at BGO, told <em>CPE<\/em> <a href=\"https:\/\/www.commercialsearch.com\/news\/what-experts-are-watching-for-at-todays-fed-meeting\/\">ahead of the FOMC meeting<\/a>. \u201cThe broader CRE market recovery will likely continue because of reset values, limited new supply and improving income, (which) can still produce an attractive investment vintage.\u201d<\/p>\n\n\n\n<p>Properties with near-term debt maturities, or loans already operating under extensions or modifications, may face the brunt of the increase, according to Baker Tilly Principal Brent Maier.<\/p>\n\n\n\n<p>\u201cA rate hike could accelerate the shift we\u2019ve seen from \u2018extend and pretend\u2019 toward lenders requiring owners to contribute additional equity, sell the property, restructure the debt or otherwise resolve the situation,\u201d Maier said. \u201cProperties whose values have fallen below their outstanding loan balances will remain especially difficult to refinance.\u201d<\/p>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Refinancing legacy CRE loans could get tougher, sources say.<\/p>\n","protected":false},"author":3810,"featured_media":1004812229,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21808,21825,21783,23891,21742,52682],"tags":[46898,52263,32764],"class_list":["post-1004812172","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-featured","category-finance","category-investment","category-national","category-latest","category-policy","tag-baker-tilly","tag-bgo","tag-federal-open-market-committee"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v28.0 (Yoast SEO v28.0) - https:\/\/yoast.com\/product\/yoast-seo-premium-wordpress\/ -->\n<title>Can First Fed Hike in 3 Years Dent Inflation?
