Drawing on a proprietary dataset of nearly $9 trillion in investment sales bids and loan quotes, JLL\u2019s <a href=\"https:\/\/www.jll.com\/en-us\/insights\/global-bid-intensity-index\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Global Credit Intensity (CII) and Global Bid Intensity Indices (BII)<\/a> provides real-time forward-looking indicators of commercial real estate market activity, measuring investor bidding competitiveness and credit market liquidity based on lender participation and loan terms.<\/p>\n\n\n\n<p>The latest data shows that despite continued macroeconomic uncertainty, investor bidding momentum continues to rise, as more active capital sources are drawn to the relative value proposition of commercial real estate.<\/p>\n\n\n\n<p>Credit markets have been driving the recovery story. Underpinned by rising loan-to-value rates and a surge in the number of lenders quoting on loans, credit intensity remains materially above the market peak in 2021, signaling that lenders are still competing harder than buyers.<\/p>\n\n\n\n<p>Simultaneously, investment sales activity is accelerating. June 2026 marked the sharpest monthly index improvement in a year, while July recorded the second-highest number of unique bidders since index inception, demonstrating expanding buyer pools.<\/p>\n\n\n\n<p>Further, the gap between credit and bid intensity has compressed steadily since its May 2026 peak. This narrowing spread points to growing alignment between credit and investment sales markets and suggests healthier functioning across commercial real estate capital markets.<\/p>\n\n\n\n<p>As financing becomes more readily available and buyer conviction strengthens, capital is moving more efficiently through the market, supporting transaction activity across a broader range of asset types and deal sizes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-sector-nuance-and-macro-dynamics\"><strong>Sector nuance and macro dynamics<\/strong><\/h2>\n\n\n\n<p>What makes this recovery distinctive is its credit-first sequencing and clear sector differentiation. Liquidity is not solely concentrated in in-favor asset classes. Capital deployment is broad-based across core property types.<\/p>\n\n\n\n<p>Investor competition is currently strongest in the retail and industrial sectors. Retail is benefiting from limited new construction, excellent overall tenant demand and operating fundamentals, cash flow stability and tight owner inventory. Industrial continues to attract capital due to resilient occupier demand, supported by long-term trends such as supply-chain reconfiguration, domestic manufacturing investment, and logistics growth.&nbsp;Multifamily continues to be a key focus point for investor demand despite the keen focus on the slower than expected pace of absorption in some of the higher growth markets that are still working through new additions to supply.<\/p>\n\n\n\n<p>On the macroeconomic front, elevated U.S. bond yields continue to exert pressure on borrowing costs and weigh on bid-ask spreads. Because market momentum is building gradually rather than explosively, pricing does not appear to be superficial, providing room for investors to transact as the bid-ask spread narrows.<\/p>\n\n\n\n<p>Looking ahead, the compressing gap between credit intensity and property bidding marks a transition toward a far more normalized transaction environment, characterized by improving liquidity, deeper capital pools, and greater market confidence.
