The two existing properties total approximately 120,000 square feet. <\/p>\n\n\n\n<p>Newmark arranged the transaction.<\/p>\n\n\n\n<p>The portfolio sale included Summerville Medical Campus, a nearly 100,000-square-foot medical office building anchored by Medical University of South Carolina. The property houses multiple tenants.<\/p>\n\n\n\n<p>Additionally, Healthcare Realty acquired Charleston Surgery Center, which spans 22,261 square feet and is fully leased to a joint venture led by SCA Health. According to Berkeley County records, the property was developed in 2019 on 2.5 acres. The property is near U.S. Route 17 with access to Interstate 26. Roper St. Francis Berkeley Hospital is about four miles away from the property.<\/p>\n\n\n\n<p>Included in this portfolio sale was the undeveloped parcel at 5936 Farrington Road in Chapel Hill. The land is entitled for a six-story medical and office building and a parking garage. Plans call for a 168,000-square-foot facility in the <a href=\"https:\/\/www.commercialsearch.com\/news\/woodside-health-buys-research-triangle-mob\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/woodside-health-buys-research-triangle-mob\/\">Research Triangle<\/a>.<\/p>\n\n\n\n<p>Newmark\u2019s team of U.S. Medical Office Capital Markets Co-Heads Ben Appel, Jay Miele and Justin Shepherd along with Head of Healthcare Debt John Nero, Senior Managing Director Michael Greeley and Associate Director Ron Ott\u00a0advised Hammes on the transaction.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-healthcare-realty-expands-portfolio\">Healthcare Realty expands portfolio<\/h2>\n\n\n\n<p>The acquisition of the Carolinas Medical Outpatient Collection comes as Healthcare Realty continues to expand its medical office building portfolio. According to the company&#8217;s second-quarter results, Healthcare Realty had closed or was under contract or letter of intent to acquire approximately $200 million in assets through its joint venture with KKR.<\/p>\n\n\n\n<p>In July, the company acquired a newly built surgery center-anchored medical office building in Port St. Lucie, Fla., for $21.4 million. Around that same time, it also acquired <a href=\"https:\/\/www.commercialsearch.com\/news\/healthcare-realty-pays-65m-for-new-york-city-mob\/\">Greenwich Medical Center at Holly Hill<\/a>, a 106,092-square-foot outpatient medical campus in Greenwich, Conn. Benedict Realty Group sold the asset for $65 million.<\/p>\n\n\n\n<p>Overall transaction volume in the medical office asset class has softened, but investor appetite remains strong, <a href=\"https:\/\/www.colliers.com\/en\/research\/nrep-ushc-healthcare-marketplace-2026\" data-type=\"link\" data-id=\"https:\/\/www.colliers.com\/en\/research\/nrep-ushc-healthcare-marketplace-2026\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to Colliers<\/a>. Medical office investment volume totaled $10.6 billion in 2025, down 12 percent year-over-year.
