It features 32-foot clear heights, two drive-in doors, 34 dock doors, ESFR sprinklers, a roughly 1,925-square-foot office suite, a rear-loading configuration and 121 parking spaces.<\/p>\n\n\n\n<p>Meanwhile, Buildings II and III are underway at 8276 and 8250 Patriot Blvd., respectively. The facilities will feature 32-foot clear heights and building depths ranging from 160 to 210 feet.<\/p>\n\n\n\n<p>Lowcountry Logistics is near Interstate 26, a major regional artery that connects to Interstate 526, a key freight and industrial corridor serving the broader Charleston area. Charleston International Airport is 7 miles from the campus, while the Port of Charleston is 15 miles away. Boeing and Volvo are among the area&#8217;s major employers.<\/p>\n\n\n\n<p>Bridge Commercial President Peter Fennelly, Executive Vice President Simons Johnson and Vice President Will Crowell are handling leasing efforts for Building I. The company\u2019s Executive Vice President Hagood Morrison, Senior Vice President John Beam, Vice President Brooks Courtney and Associate Graham Weisel are marketing Buildings II and III for lease.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-smaller-projects-reshape-charleston-s-industrial-pipeline\">Smaller projects reshape Charleston&#8217;s industrial pipeline<\/h2>\n\n\n\n<p>Charleston, one of the <a href=\"https:\/\/www.commercialsearch.com\/news\/top-emerging-industrial-markets\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/top-emerging-industrial-markets\/\">emerging industrial markets in the U.S.<\/a>, stood out at year-end 2025 for its sizable industrial inventory, strong labor fundamentals and tightening supply.<\/p>\n\n\n\n<p>By midyear 2026, the metro\u2019s fundamentals had shifted from tight conditions toward more balanced metrics, according to a recent <a href=\"https:\/\/www.cbre.com\/insights\/figures\/charleston-industrial-figures-q2-2026\">report by CBRE<\/a>. Its construction pipeline totaled 440,000 square feet as of June, all of it concentrated in the North Charleston submarket.<\/p>\n\n\n\n<p>Most projects underway were smaller-format developments, highlighting a shift from the metro\u2019s previous construction boom. The slower development pace also brought the pipeline to its lowest level in more than five years. Between late 2022 and late 2023, construction activity exceeded 8 million square feet, the report shows.<\/p>\n\n\n\n<p>A recent addition to the metro\u2019s pipeline is Ingleside Commerce, a 119,600-square-foot project underway in Ladson, S.C. SunCap Property Group broke ground on the development in May. The property is part of the multi-building, 1,000-acre Palmetto Commerce Park.
