A Texas Department of Licensing and Regulation filing estimates construction costs at $37.2 million.<\/p>\n\n\n\n<p>Powers Brown Architecture provides design services. The team expects to break ground next January and bring the building online in December 2027.<\/p>\n\n\n\n<p>The large box warehouse is slated for a cross-dock configuration, featuring a clear height of 40 feet, 106 dock doors, 130- to 185-foot truck courts, as well as parking arrangements for 140 trailers and 429 cars.<\/p>\n\n\n\n<p>Setting the project into motion required reaching deals with more than 40 individual land sellers, according to prepared remarks by Hanover Co. Also close, Quannah Partners already delivered the 152,000-square-foot Rankin 59 Logistics Park.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-industrial-cycles-toward-big-box-product\">Industrial cycles toward big box product<\/h2>\n\n\n\n<p>Houston\u2019s industrial pipeline held 18 million square feet of product halfway through 2026, according to a <a href=\"https:\/\/www.cbre.com\/insights\/figures\/houston-industrial-figures-q2-2026\" data-type=\"link\" data-id=\"https:\/\/www.cbre.com\/insights\/figures\/houston-industrial-figures-q2-2026\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">CBRE report<\/a>.
