The project is slated to come online in late 2027.<\/p>\n\n\n\n<p>Northampton and Provident Data Centers have also agreed to a framework to develop additional inference-ready data center sites in markets across the U.S.<\/p>\n\n\n\n<p>Although Northampton and Provident Data Centers did not disclose a specific location for their first project, the partners stated it will be situated at a 74-megawatt site in the <a href=\"https:\/\/www.commercialsearch.com\/news\/databank-obtains-2b-for-dallas-data-center-project\/\">Dallas market<\/a> that is one of the most active and capacity-constrained data center markets in the world. The site offers low-latency access to critical interconnects in the hub for nationwide data center connectivity.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/data-centers-are-giving-warehouse-demand-a-jolt\/\">Data Centers Are Giving Warehouse Demand a Jolt<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Perhaps responding to <a href=\"https:\/\/www.commercialsearch.com\/news\/how-significant-is-the-backlash-against-data-centers\/\">growing pushback against data centers<\/a> over concerns of noise, high water and electricity usage, Roman Pacewicz, managing partner at Provident Data Centers, said in prepared remarks the company\u2019s design consumes effectively zero water and is optimized for quiet operation. He noted the firm\u2019s AI-ready power density enables the company to meet the rapidly growing demand for inference workloads.<\/p>\n\n\n\n<p>Simpson Thacher &amp; Bartlett LLP served as legal counsel to Northampton. Haynes and Boone LLP served as legal counsel and Citizens Capital Markets served as financial advisor to Provident Data Centers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-more-projects-with-different-partners\">More projects with different partners<\/h2>\n\n\n\n<p>Both Northampton and Provident Data Centers announced Texas developments last year with different partners.<\/p>\n\n\n\n<p>In April 2025, Northampton made a strategic investment in Blueprint Data Centers, a developer and operator of data centers in the U.S. Supported by Northampton\u2019s investment, Blueprint is developing two data center sites with 85 megawatts of gross capacity in the Austin, Texas, market.<\/p>\n\n\n\n<p>The Taylor, Texas, site will have 25 megawatts of capacity and is located 5 minutes from Samsung\u2019s $44 billion chip fab complex. The Georgetown, Texas, site will have 60 megawatts of capacity. Both are expected to come online between late 2026 and 2027.<\/p>\n\n\n\n<p>Provident Data Centers <a href=\"https:\/\/www.commercialsearch.com\/news\/powerhouse-provident-team-up-for-dfw-project\/\">entered into a joint venture<\/a> in January 2025 with PowerHouse Data Centers to develop a multi-phase, 768-acre hyperscale campus in Grand Prairie, Texas, that is expected to be one of the largest data center campuses in the state and the nation when completed. Phase One is set to generate about 500 megawatts of power. Upon full build-out, the entire campus is expected to generate 1.8 gigawatts.
