The center draws more than 5 million visitors annually and ranks among the top 5 percent of shopping centers nationally, according to Frontier. Its tenant roster includes Marshalls, LA Fitness, ULTA, Old Navy, Chick-fil-A, Panera Bread and DSW Shoe Warehouse. <\/p>\n\n\n\n<p>Miracle Mile&#8217;s location at 4100 William Penn Highway provides direct access to Interstate 376 and the Pennsylvania Turnpike. Downtown Pittsburgh is about 15 miles west.<\/p>\n\n\n\n<p>The Frontier Realty Group acquisition group included Principals Daniel Massry and Marc Sitt, along with Head of Acquisitions Robbie Millman and team members Isaac Massry, Morris Sabbagh and Abraham Kassin. CBRE Senior Vice President Colin Behr, Executive Vice Presidents Christopher Munley and Ryan Sciullo, and Analyst Chris Sicher represented the sellers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-steel-city-stores-get-stronger\">Steel City stores get stronger<\/h2>\n\n\n\n<p>Metro Pittsburgh\u2019s retail space market has seen its first positive net absorption in nearly a year, as strengthening demand drives declining vacancy in multiple Pittsburgh submarkets, according to a second-quarter report from Colliers.<\/p>\n\n\n\n<p>The demand is also broad-based in terms of tenants, Colliers reported. Discount and value-oriented retailers are the most active tenants, while grocery-anchored and necessity-based centers demonstrate the strongest fundamentals across the region. Health, wellness and medical retail uses are stepping up as backfill tenants in spaces vacated by traditional soft goods and apparel retailers.<\/p>\n\n\n\n<p>In early 2025, Walmart Realty went on a shopping spree for shopping centers in metro Pittsburgh<a href=\"https:\/\/www.commercialsearch.com\/news\/walmart-acquires-pittsburgh-mall\/\">. It acquired<\/a> the 1.2 million-square-foot Monroeville Mall and its Annex for $34 million, along with the 202,358-square-foot <a href=\"https:\/\/www.commercialsearch.com\/news\/walmart-buys-pittsburgh-shopping-center-for-40m\/\">Bethel Park Shopping Center<\/a> for $39.6 million.
