The refinancing package retires the existing debt on the properties of $376.8 million, while the remaining amount covers closing costs, return of equity and tenant roster improvements.<\/p>\n\n\n\n<p>Trimont and Situs Holdings served as servicer and special servicer in the transaction.\u00a0Deutsche Bank National Trust Co. served as trustee.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-hollywood-on-the-hudson-up-close\">Hollywood on the Hudson, up close<\/h2>\n\n\n\n<p>The portfolio consists of four campuses, namely:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>iPark Yonkers Campus, a 464,598-square-foot studio\/office asset at 28\u201329 Wells Ave.<\/li>\n\n\n\n<li>Warburton Campus, a 73,500-square-foot studio\/office asset at 104-108 Warburton Ave.<\/li>\n\n\n\n<li>North Broadway Campus, a 106,785-square-foot studio\/office asset at 1050 N Broadway.<\/li>\n\n\n\n<li>Fernbrook Campus, a 75,060-square-foot creative\/industrial asset at 130 Fernbrook St.<\/li>\n<\/ul>\n\n\n\n<p>Initially delivered in 1900, iPark Yonkers was formerly known as Otis Elevator manufacturing facility. Between 1999 and 2000, National Resources invested into the property to <a href=\"https:\/\/www.commercialsearch.com\/news\/office-discounts-create-conversion-opportunities\/\">convert it into an office<\/a> and studio campus.<\/p>\n\n\n\n<p>The four campuses amount to a total of eight buildings of pre- and postproduction spaces. The largest tenant occupying the properties is film production studio and global platform Lionsgate Studio Corp., which leases 378,225 square feet across all assets, accounting for 52.5 percent of total net rentable area. The tenant began leasing studio space at the Yonkers buildings in 2022. The portfolio was 98.9 percent leased at the time of the refinancing deal, with a weighted average lease term approaching 10 years.<\/p>\n\n\n\n<p>All four assets in the Hollywood on the Hudson collection are located along U.S. Route 9, which connects the area to Midtown Manhattan, some 17 miles south.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-commercial-mortgage-lenders-and-brokerage-firms\/\">Largest Commercial Real Estate Lenders<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Yonkers has emerged as the largest film and TV hub in the Northeast, generating some $46 million in sales for the city of New  York and almost $12 million in earnings, <a href=\"https:\/\/westfaironline.com\/partner-insights\/film-industry-a-blockbuster-hit-for-yonkers-generating-tens-of-millions\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><em>Westfair Business Journal<\/em> wrote<\/a>. Plans for Hollywood on the Hudson call for an expansion of 15 to 20 stages, with a LED Car Stage at one of the studios.<\/p>\n\n\n\n<p>Zooming out, the entertainment industry has always created <a href=\"https:\/\/www.commercialsearch.com\/news\/what-30-harry-styles-shows-can-do-for-the-penn-district\/\">sustained visitor demand in New York<\/a>.
