The assets are within four business parks in Fairfax and Loudoun counties and consist of nearly 320,000 square feet of retail and industrial space, along with some office space as well.<\/p>\n\n\n\n<p>Between the 11 buildings, the business parks are home to more than 90 tenants,\u00a0and\u00a0all together\u00a0were\u00a094 percent leased at the time of the deal. Various third-party logistics tenants utilize the property for warehousing and final-mile delivery.<\/p>\n\n\n\n<p>The McLean Commerce Center is a 17,200-square-foot retail building at 1471-1475 Chain Bridge Road in McLean, Va. My Gym, Kids Language Arts and several local service-oriented users are tenants.<\/p>\n\n\n\n<p>West Fairfax Commerce Center totals about 150,000 square feet of industrial space at 14506 Lee Road in Fairfax, Va. Weber\u2019s Pet Supermarket, Frontline Collectibles, Emblemax and Haute Fabrics all occupy space at the property, along with other manufacturing, warehousing, restaurant and service-oriented industrial users.<\/p>\n\n\n\n<p>University Commerce Center consists of three buildings totaling about 106,000&nbsp;square feet at 44921&nbsp;George Washington Boulevard in Ashburn, Va. Potomac Taphouse, Xaymaca Fusion Kitchen, Huzzah Hobbies, Brickyard Coworking, Taco Zocalo, Authors Ice Creams &amp; Coffee and iCode Ashburn are on its tenant roster.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-investors-active-in-dc-industrial-developers-less-so\">Investors active in DC industrial, developers less so<\/h2>\n\n\n\n<p>During the first half of 2026, Washington, D.C., logged 3.5 million square feet of industrial completions across 13 properties, down 14 percent year-over-year, according to <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-deliveries\/\">Yardi Matrix data<\/a>. Delivery volume was also about 43 percent below its first-half 2024 level. The market has 14.8 million square feet under construction and 15.3 million square feet planned.<\/p>\n\n\n\n<p>Investment activity surged in the second quarter of the year, <a href=\"https:\/\/www.matthews.com\/insights\/washington-d-c-industrial-q2-2026\" data-type=\"link\" data-id=\"https:\/\/www.matthews.com\/insights\/washington-d-c-industrial-q2-2026\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to Matthews<\/a>, with industrial sales volume jumping to about $5.2 billion, more than eight times the prior quarter\u2019s total and the highest quarterly figure in at least four years. However, that figure includes large data center transactions counted as industrial.<\/p>\n\n\n\n<p>Still, conventional logistics properties are also attracting capital, supported by the region\u2019s constrained supply and relatively durable tenant demand, Matthews noted. Investors have shown particular interest in modern distribution facilities along major transportation corridors.<\/p>\n\n\n\n<p>In June, <a href=\"https:\/\/www.commercialsearch.com\/news\/terreno-realty-acquires-3-building-maryland-industrial-asset\/\">Terreno Realty Corp. acquired<\/a> a three-building, 305,000-square-foot industrial property in Landover, Md., for $77.1 million. Late last year, <a href=\"https:\/\/www.commercialsearch.com\/news\/terreno-pays-50m-for-dc-shell-warehouse\/\">the firm paid<\/a> $50 million for a 180,000-square-foot shell warehouse structure in Hyattsville, Md., close to D.C.
