The entire campus is expected to come online by the first quarter of 2028.<\/p>\n\n\n\n<p>Edifice Construction and Choate Construction are the general contractors, while Orsborn Design group is the civil engineer and WGM Design is the architect.<\/p>\n\n\n\n<p>Rapid Commerce Park\u2019s first phase will comprise three manufacturing and logistics structures. Building A, at 2615 Verde Creek Road, will total 74,722 square feet and will include 32-foot clear heights, 19 dock-high doors, two grade-level doors and 105 parking spots. The 70,825-square-foot Building E will also include 32-foot clear heights and a full concrete truck court.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/top-emerging-industrial-markets\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/top-emerging-industrial-markets\/\">Emerging Industrial Markets in the U.S.<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Building B, the largest facility within the first phase, will rise at 2605 Verde Creek Road and total 264,490 square feet. Upon completion, the building will feature 36-foot clear heights, a 190-foot truck court, 60 dock-high doors and two drive-in doors.<\/p>\n\n\n\n<p>The three facilities are near Interstate 485, the primary beltway encircling the city, and 6 miles from Charlotte Douglas International Airport.<\/p>\n\n\n\n<p>At full buildout, Rapid Commerce Park will span 137 acres. Future development will include the 506,132-square-foot Building C and the 155,400-square-foot Building D. The complex is between Mount Holly and Rhyne roads, just off Exit 14 of Interstate 485.<\/p>\n\n\n\n<p>Plans for the project date back to 2023, when Beacon Partners partnered with Crescent Communities and Fortius Capital Partners on the larger site. The Charlotte City Council subsequently approved a rezoning request for the property, with initial plans calling for 1.8 million square feet.<\/p>\n\n\n\n<p>Fortius and Crescent worked on AXIAL Rapid Commerce, a 449,069-square-foot speculative warehouse within the larger campus. The partnership completed the property in 2024. Amazon fully occupies the building, using it as a Same-Day Delivery facility. In December 2025, the duo <a href=\"https:\/\/www.commercialsearch.com\/news\/crescent-fortius-capital-sell-charlotte-industrial-asset\/\">sold it to Pacolet Milliken<\/a> for $60 million, according to Yardi Matrix information.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-charlotte-industrial-pipeline-poised-for-more-growth\">Charlotte industrial pipeline poised for more growth<\/h2>\n\n\n\n<p>Charlotte&#8217;s industrial sector continued to record mixed fundamentals at the end of the first half of 2026, according to a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-ev-manufacturing-slows-demand-holds\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-ev-manufacturing-slows-demand-holds\/\">Yardi Matrix industrial report<\/a>. Its in-place average rents reached $7.91 per square foot as of June, marking a 5.2 percent year-over-year increase\u2014nearly in line with the 5.3 percent national growth rate. Vacancy remained elevated, however, clocking in at 11.3 percent, above the 9.1 percent national rate.<\/p>\n\n\n\n<p>The metro had 4.8 million square feet underway, representing 1.3 percent of its existing inventory. The figure was below the 1.9 percent national average. However, when including planned projects, Charlotte\u2019s share reached 4.6 percent, above the 3.7 percent national benchmark.<\/p>\n\n\n\n<p>In January, Crescent Communities and GTIS Partners acquired the land for <a href=\"https:\/\/www.commercialsearch.com\/news\/crescent-gtis-to-build-charlotte-area-campus\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/crescent-gtis-to-build-charlotte-area-campus\/\">AXIAL Commerce Station<\/a>, a two-building project in Huntersville, N.C.
