The expansion brings its footprint at the Manhattan tower to 254,118 square feet, while a 15-year lease extension will keep the company at the property through at least 2041. <\/p>\n\n\n\n<p>The building is owned by a partnership between George Comfort &amp; Sons, Loeb Partners Realty and Jamestown.<\/p>\n\n\n\n<p>Havas\u2019 headquarters will now span five floors at the office building. The 750,000-square-foot, 26-story tower was completed in 1926. Loeb Partners purchased the asset in 1994 for $16.5 million, according to Yardi Matrix. In 2016, Jamestown acquired a 49 percent stake in 200 Madison Avenue as part of a $1.15 billion transaction that also included 63 Madison Avenue, the same source shows.<\/p>\n\n\n\n<p>George Comfort &amp; Sons is updating amenity space at the tower with an indoor-outdoor center on the 10th floor. When complete, the center will encompass 11,000 square feet with conference rooms, a lounge, a game area and event space as well as an outdoor garden. This amenity space follows a newly renovated lobby.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/what-30-harry-styles-shows-can-do-for-the-penn-district\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/what-30-harry-styles-shows-can-do-for-the-penn-district\/\">What 30 Harry Styles Shows Can Do for the Penn District<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Havas has been a long-term tenant at the building, and this is not the first time the company has expanded or extended its lease. <em>Commercial Property Executive<\/em> previously reported in 2012 that the company was <a href=\"https:\/\/www.commercialsearch.com\/news\/manhattans-200-madison-ave-holds-onto-havas-in-170ksf-lease-renewal-expansion\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/manhattans-200-madison-ave-holds-onto-havas-in-170ksf-lease-renewal-expansion\/\">expanding to 170,000 square feet<\/a> at the tower after already being a tenant for more than 15 years.<\/p>\n\n\n\n<p>Located in Manhattan\u2019s Murray Hill submarket, 200 Madison Avenue has access to Penn Station and Grand Central Terminal. The Empire State Building is a four-minute walk away. The property is also near the 33rd Street and Herald Square subway stations with access to multiple subway lines.<\/p>\n\n\n\n<p>For this transaction, the owners were represented by George Comfort &amp; Sons President &amp; CEO Peter S. Duncan and New York City leasing head Alexander Bermingham, while Havas was represented by Newmark President David Falk and Executive Managing Director Jason Greenstein.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-manhattan-office-expansions-continue\">Manhattan office expansions continue<\/h2>\n\n\n\n<p>Havas&#8217; expansion follows several other recent office expansions in Manhattan. Most recently, Loeb &amp; Loeb <a href=\"https:\/\/www.commercialsearch.com\/news\/law-firm-grows-manhattan-hq-to-179-ksf\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/law-firm-grows-manhattan-hq-to-179-ksf\/\">added 18,908 square feet<\/a> to its lease at 345 Park Ave. and extended its contract for another 16 years. The company will occupy floors 18 through 21 as well as a portion of the 13<sup>th<\/sup> floor starting in 2027.<\/p>\n\n\n\n<p>In June, Alston &amp; Bird <a href=\"https:\/\/www.commercialsearch.com\/news\/law-firm-inks-170-ksf-lease-at-manhattan-trophy-tower\/\">signed a 15-year lease<\/a> for nearly 170,000 square feet at 51 W. 52nd St. The law firm will expand its Manhattan footprint by more than 30 percent when it relocates from 90 Park Ave. in 2028, occupying\u00a0floors nine through 15.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.commercialsearch.com\/news\/manhattan-office-market-update\/\">Manhattan&#8217;s office market<\/a> continued to outperform national averages during the first part of 2026. As of April, vacancy stood at 13.1 percent, down 300 basis points year over year and below the 17.6 percent national average, according to Yardi Matrix.
