The company will take up the\u00a0entirety\u00a0of the 22-story office tower&#8217;s third floor.<\/p>\n\n\n\n<p>The deal represents an expansion in New York City for London-based Savills, as local market activity grows. The new office is a few blocks from its U.S. headquarters at 399 Park Avenue.<\/p>\n\n\n\n<p>With this deal, Rudin has completed more than 110,000 square feet of leases at 560 Lexington so far in 2026. Other recent leases at the\u00a0328,910-square-foot tower\u00a0include Corpay, Marex, SummitTX, Dynasty Equity and Ally Bridge Group.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/what-office-brokers-should-know-about-wellness\/\">What Office Brokers Should Know About Wellness<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>New amenities at 560\u00a0Lexington include an indoor\/outdoor terrace with food and beverage service, a multi-purpose conference room and a private meeting room. The building is LEED Silver certified and counts as transit-oriented for its location within a quarter-mile of three subway stations and two blocks from Grand Central Terminal. 560 Lexington, completed in 1980, includes 3,500 of retail on the ground floor.<\/p>\n\n\n\n<p>Savills recently expanded with its <a href=\"https:\/\/www.commercialsearch.com\/news\/savills-to-acquire-eastdil-secured-for-1-2b\/\">$1.2 billion acquisition<\/a> of major real estate firm Eastdil Secured, though Eastdil Secured Savills will maintain key headquarters in New York, Santa Monica, Calif., and London. Eastdil&#8217;s 21 existing offices will join Savills&#8217; network in more than 70 countries.<\/p>\n\n\n\n<p>Savills represented itself in the lease, while Rudin was represented in-house by\u00a0Kevin Daly, vice president of office leasing, and\u00a0Craig Panzirer, senior vice president and head of office leasing. A CBRE team comprising Executive Vice President Brett Shannon, Vice Chairmen Peter Turchin and Eric Deutsch, Senior Financial Analyst Lauren Levy and First Vice President Jacob Rosenthal also represented Rudin.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-manhattan-s-shining-office-market\">Manhattan&#8217;s shining office market<\/h2>\n\n\n\n<p>Vacancy in the Manhattan office market dropped 300 basis points year-over-year 13.1 percent as of April, which is below the 17.6 percent national rate, according to the latest <a href=\"https:\/\/www.commercialsearch.com\/news\/manhattan-office-market-update\/\">Yardi Matrix report<\/a>. The market has been seeing more office investment sales than any in the nation, at the highest prices, and 3.3 million square feet of office space is underway across nine projects.<\/p>\n\n\n\n<p>In another deal involving a Rubin property, investment giant <a href=\"https:\/\/www.commercialsearch.com\/news\/investment-firm-takes-70-ksf-at-rudin-manhattan-tower\/\">Capital Group<\/a> signed a 10-year lease for space at 345 Park Ave. in August.
