The facility will serve as the tenant\u2019s largest global fulfillment center and be the firm&#8217;s first LEED-certified location.<\/p>\n\n\n\n<p>Parts Town expects the Atlanta-area property to initially generate more than 140 jobs. Once operational, the location will allow the company to reach 93 percent of the U.S. within two days, while the surrounding region will be within a two-hour drive. <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/atlanta-industrial-market-update\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/atlanta-industrial-market-update\/\">Atlanta Industrial Development, Sales Gain Momentum<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Jackson 85 North Building 1 is a cross-dock warehouse at 779 Parker Industrial Road. It is close to the Interstate 85 logistics corridor, linking Atlanta to the Carolinas. Jackson County Airport is 5 miles away. The Class A property features 40-foot clear heights, 124 dock doors, four drive-in ramps, 185-foot concrete truck courts, 171 car parking spots and 148 trailer parking spots.<\/p>\n\n\n\n<p>The building is part of the campus&#8217; Phase One, that was <a href=\"https:\/\/www.commercialsearch.com\/news\/trammell-crow-cbre-im-deliver-1st-phase-of-atlanta-area-project\/\">completed in February 2025<\/a> and also includes the 1 million-square-foot Building 2. Together, the facilities have watertight roofing systems designed for future solar panels, ESFR sprinkler systems and more than 290 dock doors.<\/p>\n\n\n\n<p>Jackson 85 North Business Park was <a href=\"https:\/\/www.commercialsearch.com\/news\/trammell-crow-cbre-im-launch-atlanta-area-business-park\/\">first announced in 2023<\/a>, with initial plans for a second phase comprising a single structure of roughly 700,000 square feet. Now Phase Two is to include two speculative warehouses dubbed Building 3 and and Building 4, measuring 524,160 and 210,600 square feet, respectively. A build-to-suit facility of up to 750,000 square feet can also be part of this phase.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-atlanta-s-healthy-fundamentals-drive-leasing-activity\">Atlanta&#8217;s healthy fundamentals drive leasing activity<\/h2>\n\n\n\n<p>Atlanta&#8217;s industrial fundamentals remained strong during the first half of 2026, according to a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-ev-manufacturing-slows-demand-holds\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-ev-manufacturing-slows-demand-holds\/\">Yardi Matrix industrial report<\/a>. In-place rents averaged $6.95 per square foot in June, up 8.1 percent year-over-year. The value marked the second-highest rent growth among the major industrial markets, trailing the Inland Empire (8.4 percent).<\/p>\n\n\n\n<p>Meanwhile, the vacancy rate stood at 8.4 percent, well below the 9.1 percent national average. Construction activity accelerated after a two-year slowdown, reaching 18.5 million square feet in June. The amount represents 3.1 percent of Atlanta&#8217;s existing stock.<\/p>\n\n\n\n<p>The metro&#8217;s largest industrial lease of the second quarter was signed at Southern Gateway at Lambert Farms, a 260-acre, master-planned campus developed by PNK Group in McDonough, Ga.
