A joint venture between Clearview Hotel Capital and Oaktree Capital Management has secured a $57 million refinancing loan for Sofitel Philadelphia at Rittenhouse Square, a 306-key luxury hotel in Philadelphia. Simmons Bank issued the note in a deal arranged by JLL\u2019s Hotels & Hospitality group.<\/p>\n\n\n\n

The partnership purchased the asset in 2022 from Pebblebrook Hotel Trust, for $80 million. Square Mile Capital Management issued a $56.3 million acquisition loan, now retired after the refinancing.<\/p>\n\n\n\n

Though it has already shown signs of improvement, the hotel financing market is selective, a recent Walker & Dunlop outlook<\/a> shows. While banks and lenders are competing for high-quality, stabilized assets with proven cash flow, underperforming properties can still receive capital, though they might need additional sponsor equity or structured financing. <\/p>\n\n\n\n

Over the course of 2025, hospitality loan volume reached $65.2 billion nationwide, marking an increase from 2024’s $56.8 billion figure and nearing $67.5 billion recorded in 2019, the same report shows.<\/p>\n\n\n\n

From stock exchange to hospitality<\/h2>\n\n\n\n

The 13-story property features guest rooms averaging 421 square feet, including 68 suites. Amenities include a rooftop garden, a brasserie on the first floor, a 16,000-square-foot meeting and event space across two floors and a 4,636-square-foot ballroom for up to 300 guests.<\/p>\n\n\n\n

Sofitel Philadelphia at Rittenhouse Square was originally completed in 1966 to serve as the Philadelphia Stock Exchange. In 2000, Accor converted the building into the first new Sofitel in North America in more than a decade. The hotel underwent a $26 million capital investment renovation program since 2011, including a $10 million upgrade of the guestrooms in 2019. The current ownership also invested $6 million in improvements since the 2022 acquisition, which targeted renovations of the meeting spaces and lobby area, completed in April 2023 and May 2024.<\/p>\n\n\n\n

Aging hotels<\/a> often require room and infrastructure upgrades in order to maintain the property’s competitiveness and up-to-brand standards. Despite being older, these assets can play on their location as a selling point to support continued investment.<\/p>\n\n\n\n

Located at 120 S. 17th St., Sofitel is in downtown Philadelphia and across the street from Rittenhouse Square. The City Hall, Franklin Institute and the Amtrack Train Station are within a 1-mile radius. Major thoroughfares in the area include interstates 95, 76 and 676, which connect the area to Philadelphia International Airport, some 9 miles southwest.<\/p>\n","protected":false},"excerpt":{"rendered":"
