This phase, to include three speculative buildings on roughly 41 acres, is slated for delivery in spring 2027.<\/p>\n\n\n\n<p>Sumitomo Mitsui Banking Corp. provided construction financing for Phase II. Seeberger Architecture designed the project according to LEED specifications, while BGE is the civil engineer. Other development partners include E.E. Is Leveraging Its Strengths in a Complex Market<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Located at northeast corner of Fort Bend Parkway and McHard Road in Fort Bend County, the industrial campus is 2 miles from Beltway 8, providing connection to interstates 10, 45 and 69. Port of Houston is some 20 miles away.<\/p>\n\n\n\n<p>The project&#8217;s Phase I <a href=\"https:\/\/www.commercialsearch.com\/news\/trammell-crow-breaks-ground-on-1-4-msf-houston-industrial-park\/\">broke ground in 2024<\/a> at Fort Bend Parkway. It comprises five buildings totaling 1,350,559 square feet which <a href=\"https:\/\/www.commercialsearch.com\/news\/trammell-crow-jv-delivers-1-4-msf-houston-industrial-park\/\">came online<\/a> last September. <\/p>\n\n\n\n<p>Houston ranked second among last year\u2019s <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-deliveries\/\">top markets for industrial deliveries<\/a>, with 19 million square feet coming online across 77 projects. Blue Ridge\u2019s Phase I represented roughly 7.4 percent of the metro&#8217;s completions.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-phase-ii-of-a-2-million-square-foot-campus\">Phase II of a 2 million-square-foot campus<\/h2>\n\n\n\n<p>Blue Ridge Phase II&#8217;s Building 6 will be a 182,908-square-foot cross-dock facility with 32-foot clear heights. Building 7 will be a front-load warehouse with a 36-foot clear height, spanning 303,808 square feet, while Building 8 will comprise 200,622 square feet and have a 32-foot clear height and rear-load configuration. Two of the buildings will include truck bays on both sides. <\/p>\n\n\n\n<p>CBRE Senior Vice President Cape Bell and Executive Vice President Jason Dillee oversee leasing at the property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-houston-second-in-the-u-s-for-industrial-construction\">Houston, second in the U.S. for industrial construction<\/h2>\n\n\n\n<p>Houston had 20.4 million square feet under construction as of June, equivalent to 2.9 percent of the existing inventory, a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-report-ev-manufacturing-slows-demand-holds\/\">Yardi Matrix report<\/a> shows. Including planned developments, the figure raised to 4.7 of the existing stock. Among the top U.S. markets, Houston was second only to Phoenix, which had 30.2 million square feet underway.<\/p>\n\n\n\n<p>Space City has also continued <a href=\"https:\/\/www.commercialsearch.com\/news\/port-proximity-driving-houston-spec-industrial\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/port-proximity-driving-houston-spec-industrial\/\">to see spec development expansion<\/a>, especially in the Southeast submarket. However, the North and Northwest also captured some of metro\u2019s speculative industrial construction.
