A consortium of institutional investors is expected to participate in the investment, while a major hyperscaler will serve as anchor tenant. The project will span more than 5,000 acres.<\/p>\n\n\n\n<p>As part of this commitment, InfraTech is also investing in additional fiber optic cable manufacturing capacity. Another massive data center and energy campus already underway there is Fermi America\u2019s Project Matador.<\/p>\n\n\n\n<p>Taking shape on roughly 7,570 acres, Matador is set to total more than 15 million square feet and have a power capacity of 17 gigawatts at full build-out. Preliminary site development started in 2025 and the first 6 gigawatts are already permitted.<\/p>\n\n\n\n<p>Earlier this month, Fermi signed the first binding customer lease at the development with AI cloud provider TensorWave. The 15-year agreement covers a data center facility of 222 megawatts and represents $6.5 billion in contracted revenue.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-texas-data-center-pipeline-gains-momentum\">Texas data center pipeline gains momentum<\/h2>\n\n\n\n<p>While Virginia remains the largest data center market globally, Texas emerged as the leading hub for development in the U.S., according to a <a href=\"https:\/\/www.commercialsearch.com\/news\/data-center-demand-hits-record-levels-this-year-jll\/\">JLL mid-year North America Data Center report<\/a>. More than 66 gigawatts of capacity was under construction in North America as of June 2026, with 77 percent concentrated in frontier markets. West Texas has been the largest beneficiary of that shift, the report shows.<\/p>\n\n\n\n<p>The trend accelerated over the past year, highlighting continued <a href=\"https:\/\/www.commercialsearch.com\/news\/more-data-centers-please\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/more-data-centers-please\/\">data center demand<\/a>. At the close of 2025, Texas alone had 6.5 gigawatts of capacity underway, projected to surpass Northern Virginia by 2030.<\/p>\n\n\n\n<p>A major project moving forward in the Lone Star State is <a href=\"https:\/\/www.commercialsearch.com\/news\/2-gw-data-center-project-moves-forward-in-texas\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/2-gw-data-center-project-moves-forward-in-texas\/\">PowerBridge&#8217;s 2-gigawatt campus<\/a>, near Pecos. The company teamed up with Liberty Power Innovations for the Alpha Digital campus, built in phases across 3,400 acres.
