The firm paid $60 million for the properties.<\/p>\n\n\n\n<p>The data centers, which will be known as NC-2 and NC-3, are expected to provide a combined minimum of 60 megawatts of capacity initially and have the potential to support up to 200 megawatts of capacity over time. The data centers are slated to be operational in the third quarter of 2027.<\/p>\n\n\n\n<p>Yadkin County is about 55 miles from <a href=\"https:\/\/www.commercialsearch.com\/news\/bit-digital-to-build-200-mw-data-center-in-n-c\/\">WhiteFiber&#8217;s NC-1<\/a> data center campus in Madison, N.C., which is taking shape at the site of a former textile plant.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/turning-brownfields-into-data-centers\/\">Turning Brownfields Into Data Centers<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>WhiteFiber is a\u00a0subsidiary\u00a0of Bit Digital, which also invests in Ethereum. The company&#8217;s data center business focuses on owning high-performance data centers and providing cloud services for customers including AI\u00a0firms and machine learning developers.\u00a0<\/p>\n\n\n\n<p>By operating its own data centers, the company believes it is able to provide the power to support its cloud services for the needs of AI and ML workloads,&nbsp;Bit&nbsp;Digital said in a filing with the Securities and Exchange Commission.<\/p>\n\n\n\n<p>The company noted in the filing that one of its development strategies is the redevelopment of industrial properties, as it plans in North Carolina, which entails sourcing and acquiring existing industrial buildings with underutilized but in-place power connectivity. Average build time for retrofits is generally about six months from beginning of construction, which the company says is one-third to one-half of the industry average development timeline for greenfield projects.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-white-hot-data-center-sector\">The white-hot data center sector<\/h2>\n\n\n\n<p>The data center sector is <a href=\"https:\/\/www.commercialsearch.com\/news\/data-center-demand-hits-record-levels-this-year-jll\/\">experiencing unprecedented demand<\/a> in 2026, driven by hyperscalers, neoclouds and AI companies. Demand has doubled year-over- year, according to JLL\u2019s North American Data Center Report for the first half of this year.<\/p>\n\n\n\n<p>Absorption for the first half of 2026 reached 25 gigawatts,&nbsp;an&nbsp;all-time high and double the level from a year earlier, according to the report. The rate is also five times higher than 2024.<\/p>\n\n\n\n<p>Construction activity continues to reach new highs as well, but so is public skepticism of the sector\u2014and <a href=\"https:\/\/www.commercialsearch.com\/news\/has-data-center-development-hit-a-wall\/\">resistance to development<\/a>. New York State recently approved a one-year moratorium on data center projects larger than 20 megawatts, a first for the country.<\/p>\n\n\n\n<p>Other states are targeting tax incentives that were previously\u00a0approved without much issue.
