However, the developer will stay on as property manager and leasing broker. <\/p>\n\n\n\n<p>At the time of sale, the buildings were 90 percent leased to tenants in a range of industries, including digital media, engineering, commercial real estate and entertainment. Major occupants include Skyla Credit Union, Crete United and CPL.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>:<a href=\"https:\/\/www.commercialsearch.com\/news\/how-hospitality-is-reshaping-the-modern-office\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/how-hospitality-is-reshaping-the-modern-office\/\"> How Hospitality Is Reshaping the Modern Office<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Located at 3600 and 3700 South Blvd., Station 3 and Station 4 represent the first phase of a roughly 15-acre, master-planned development with <a href=\"https:\/\/www.commercialsearch.com\/news\/whats-driving-mixed-use-design\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/whats-driving-mixed-use-design\/\">mixed-use design<\/a>. Slated to come online in three phases, Beacon Partners&#8217; project also includes MAA LoSo and Ello House, two communities totaling 693 units.<\/p>\n\n\n\n<p>Future phases will bring online Station 1 and 2, two additional office buildings set to total roughly 1 million square feet, as well as a 350-unit community expected to break ground this year.<\/p>\n\n\n\n<p>The development takes shape within Charlotte\u2019s Lower South End submarket, a growing neighborhood that has become an extension of the city\u2019s South End. The area comprises nearly 10,000 existing apartments, with more than 2,000 additional units planned nearby.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-closer-look-at-loso-s-office-anchor\">A closer look at LoSo&#8217;s office anchor<\/h2>\n\n\n\n<p>The two five-story buildings rise across from the Scaleybark station and along the Rail Trail, a 3.5-mile pedestrian and bicycle corridor connecting the submarket with Uptown Charlotte. Uptown is 5 miles away, while the city\u2019s international airport is 7 miles northwest.<\/p>\n\n\n\n<p>The 95,245-square-foot Station 3 came online in 2023, while Station 4 measures 104,428 square feet and was completed in 2024. Office features include oversized operable windows, open-air lobbies, indoor and outdoor workspaces and private terraces on every floor.<\/p>\n\n\n\n<p>Amenities feature a 60-person conference center, a 2,000-square-foot fitness center, touchless and secured access, roughly 640 parking spots and a total of 30,000 square feet of retail and restaurant space. In addition, the property&#8217;s outdoor amenities include the LoSo Park, with gathering areas integrated among the office and retail components. <\/p>\n\n\n\n<p>JLL Senior Managing Directors Ryan Clutter and Mike McDonald, Senior Director Daniel Flynn and Director CJ Liuzzo led the Capital Markets\u2019 Investment Sales and Advisory team that worked on behalf of Beacon&nbsp;Partners.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-office-prices-moderate-in-charlotte\">Office prices moderate in Charlotte<\/h2>\n\n\n\n<p>Charlotte&#8217;s office sector has continued to perform well through the first half of 2026, a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/office-discounts-create-conversion-opportunities\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/office-discounts-create-conversion-opportunities\/\">Yardi Matrix national office report<\/a> shows. Sales hit $512.7 million, outpacing those of several comparable markets such as Nashville, Tenn. ($495.1 million) and Orlando, Fla. ($399.3 million).<\/p>\n\n\n\n<p>However, office prices moderated. Properties sold for $259 per square foot on average in June, a sharp decline from the $461 per square foot <a href=\"https:\/\/www.commercialsearch.com\/news\/charlotte-office-market-update\/\">recorded in March<\/a>. <\/p>\n\n\n\n<p>The largest transaction of the six-month interval was <a href=\"https:\/\/www.commercialsearch.com\/news\/cousins-properties-pays-318m-for-charlotte-tower\/\" data-type=\"link\" data-id=\"https:\/\/www.commercialsearch.com\/news\/cousins-properties-pays-318m-for-charlotte-tower\/\">Cousins Properties&#8217; $317.5 million acquisition<\/a> of 300 South Tyron.
